Job description

Overview:

The Property Manager will be responsible for managing the day-to-day operations of a community consisting of about 115 residential homes. This role involves regular property inspections, leasing, tenant relations, and ensuring compliance with local regulations. Most financial matters are handled by the central office, allowing the Property Manager to focus on property management and tenant services.

Key Responsibilities:

Property Management:

  • Conduct daily walkthroughs of property to ensure cleanliness, safety, and maintenance.
  • Address maintenance issues promptly, coordinating with maintenance staff and vendors as needed.
  • Monitor property conditions and report any significant issues to the central office.
  • Ensure all property amenities such as pool, common areas, grounds features are well maintained and used respectfully.

Leasing and Tenant Relations:

  • Serve as the primary point of contact for residents, addressing inquiries and resolving complaints.
  • Conduct property tours for prospective tenants and manage the leasing process, including applications, lease signings, and move-ins.
  • Work with off-site assistant property managers on lease renewals, ensuring timely execution.
  • Facilitate communication and support for evictions, working closely with legal teams and law enforcement if necessary.

Compliance and Administrative Support:

  • Scan and submit invoices and bills to the central office for payment processing.
  • Facilitate the updating of rental licenses and ensure compliance with local, state, and federal regulations.
  • Maintain accurate records of tenant interactions, maintenance requests, and property inspections.

Coordination with Central Office:

  • Collaborate with the central office on financial matters, including rent collections, delinquencies, and budgeting.
  • Provide necessary support for evictions, including documentation and communication with involved parties.
  • Participate in regular meetings with the central office to align on property management strategies and updates.

Qualifications:

  • High school diploma or equivalent; Bachelor's degree in Business Administration, Real Estate, or related field preferred.
  • Minimum of 2 years of experience in property management, with a focus on residential leasing.
  • Strong organizational and multitasking skills, with attention to detail.
  • Excellent communication and interpersonal skills, with the ability to build positive relationships with tenants and colleagues.
  • Proficiency in property management software and Microsoft Office Suite.
  • Knowledge of local property management laws and regulations.
  • Ability to work independently and as part of a team.

Physical Requirements:

  • Ability to walk property daily, including climbing stairs and navigating various terrain.
  • Ability to lift and carry up to 25 pounds.

Work Environment:

  • This position is based on-site.
  • Standard work hours with occasional evenings or weekends as required for leasing activities or emergencies.

Pay: $52,000.00 - $59,000.00 per year
