What are the responsibilities and job description for the Commercial Maintenance Technician position at Rockwood Property Management?
Rockwood Property Management is looking for Commercial Maintenance Technician to perform routine and extensive preventative maintenance and repair procedures on commercial buildings, mechanical equipment and systems.
We are offering a $500 signing bonus to be paid out after 90 days of employment.
Position Responsibilities:
- Conduct a daily inspection of all common areas within the properties to monitor and correct any safety issues, and address maintenance needs
- Performs minor repair of all buildings and equipment
- Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts
- Repairs doors, door locks and hardware
- Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
- May operate a computer which controls and monitors mechanical equipment and utility systems
- May repair locks and control panels to maintain building security
- Responds to emergency maintenance requests as required
- Perform corrective and preventive maintenance including but not limited to: dry wall touch up, basic plumbing, lock repair and re-keying, install/repair window coverings, HVAC repairs, caulking, and painting
- Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures
- Maintains records of scheduled maintenance procedures
- Assist in maintaining inventory of tools, equipment and supplies
- Notify Commercial Property Manager and Commercial Maintenance Supervisor of major repairs and capital improvement items
- Performs exterior custodial duties such as snow removal as required
- May obtain estimates for supplies, repair parts; orders parts as needed
- Address tenant concerns through commercial work order system; communicate updates and resolutions with tenants, co-workers, and vendors in a courteous, professional manner
- Other duties as assigned
Essential Skills and Experience:
- Working knowledge of basic maintenance tools required to perform the job duties
- Working knowledge of and familiarity with electricity, plumbing, and carpentry required
- Must be familiar with power, water, and gas turn offs, clean-out traps, fire extinguishers and fire hydrants
- Must possess excellent customer service and communication skills
- Basic computer knowledge and skills
Non-Essential Skills and Experience: Experience in multifamily residential building maintenance
- Experience in commercial building maintenance
Minimum Qualifications Required:
- High school education and/or technical skills training preferred
- Plumbing experience and/or licensing preferred
- Valid driver’s license and personal vehicle to perform some job duties and travel to and from multiple properties
