Position Overview :
This position will play a critical role in asset managing Roers Companies' market rate investments across the entire portfolio from lease-up to disposition. A successful candidate will be able to work with an ownership mindset, internally and externally, to enhance asset values and deliver or exceed expected returns to project partners, while creating value through creatives strategy implementation and leveraging exceptional problem-solving skills along the way.
Responsibilities :
- Development of Asset Management plans for all of Roers Companies non-LIHTC assets.
- Contribute to the formation of and provide approval on annual property operating budgets.
- Monitor the lease-up process of market rate assets in the Roers Companies portfolio, focusing on adherence to proforma and the financial impact of any deviations from initial strategy.
- Coordinate and conduct periodic site inspections, whether Roers Companies internal process, or accommodating third party requests.
- Monitor and evaluate financial performance of each asset on a regular basis by monitoring adherence to budget and proforma.
- Address performance-related issues with projects not meeting KPI's through monthly watchlist meetings.
- Lead the development of new strategies to maximize asset values.
- Present on the condition of Roers Companies market rate projects monthly to the executive and senior leadership teams through the asset review meeting series.
- Work with the Capital Projects Manager to create a capital plan for the project life cycle, and monitor projects requested by property management on an ongoing basis to ensure they reasonably fall within the capital plan.
- Must be able to adapt to market shifts, changing operational strategy and work interdepartmentally and cross-departmentally to achieve asset goals as strategy evolves.
- Assist with disposition and permanent financing events, as necessary.
- Supervision of financial analyst(s) required.
- Oversight of commercial leasing activities for mixed-use assets.
- Management of property insurance for the operating portfolio (policy placement, policy renewals, monitoring of claims).
- Must be prepared to become a market expert in the new submarkets Roers Companies is developing projects within.
- Ad hoc projects as necessary.
