Requirements
- Estimating & Cost Analysis:
- Prepare detailed cost estimates, bid packages, and proposals for commercial construction projects, including HVAC, plumbing, and mechanical systems.
- Analyze labor, materials, subcontractor pricing, and project timelines to ensure accurate forecasting and profitability.
- Utilize estimating software and historical cost data to improve pricing accuracy and competitiveness.
- Bid Management & Procurement:
- Solicit and evaluate vendor and subcontractor bids, ensuring competitive and comprehensive pricing.
- Lead bid reviews and present cost strategies to internal stakeholders.
- Identify and prequalify subcontractors, ensuring compliance with project requirements and company standards.
- Risk Management & Value Engineering:
- Assess project risks, market conditions, and potential cost impacts.
- Recommend cost-saving alternatives and value engineering opportunities to optimize budgets without sacrificing quality.
- Monitor trends in material pricing, labor costs, and industry benchmarks to maintain competitive pricing strategies.
- Collaboration & Leadership:
- Work closely with project managers, engineers, and clients to align cost estimates with project goals.
- Mentor and provide guidance to junior estimators and interns, fostering professional development.
- Assist in preconstruction planning, scheduling, and contract negotiations to ensure smooth project execution.
- Process Improvement & Compliance:
- Maintain organized records of estimates, bid results, and project cost history for continuous improvement.
- Ensure estimates comply with company policies, industry regulations, and contract requirements.
- Stay current with building codes, permitting processes, and local market conditions that may impact project costs.
- Education & Experience:
- Bachelor’s degree in Construction Management, Engineering, or a related field (preferred).
- Minimum 7 years of experience in commercial construction estimating, with expertise in mechanical and plumbing trades.
- Technical Proficiency:
- Advanced knowledge of estimating software (such as Bluebeam, On-Screen Takeoff, Trimble, or Procore).
- Proficiency in Microsoft Office Suite (Excel, Word, Project) and project management software.
- Soft Skills & Leadership:
- Strong analytical, problem-solving, and negotiation skills.
- Excellent written and verbal communication abilities, with the capability to present estimates to senior leadership.
- Ability to work under tight deadlines and handle multiple bids simultaneously.
- Additional Requirements:
- Willingness to travel occasionally for site visits, bid meetings, and stakeholder engagements.
- Strong attention to detail and commitment to accuracy in cost estimating.
