Job Overview : We are looking for an experienced Maintenance Supervisor who thrives in a fast-paced environment and is dedicated to delivering high-quality service. In this role, you will supervise and guide a team of maintenance technicians, ensure the proper maintenance and care of our properties, and oversee the smooth execution of the unit turnover process. Key Responsibilities :

Team Leadership & Supervision :

Lead, mentor, and supervise maintenance technicians, ensuring they perform their duties to the highest standards.
Develop and maintain schedules for maintenance technicians, prioritizing service requests, preventative maintenance, and turnover activities.
Train and guide your team on maintenance tasks, safety standards, and company policies, promoting a positive and efficient work environment.
Conduct regular check-ins with team members to provide feedback, address concerns, and offer support.
Create and maintain a strong team dynamic, ensuring collaboration and a shared sense of responsibility.

Maintenance Operations & Turn Process :

Oversee and ensure all repairs are completed in a timely and efficient manner, including HVAC, plumbing, electrical, carpentry, and general maintenance tasks.

Supervise the turnover process for vacant units, ensuring they are made ready for new residents in a timely manner.

Ensure that service requests are completed in accordance with established procedures and company standards.

Develop and manage a preventive maintenance program to reduce the need for reactive repairs, ensuring the property’s systems and equipment remain in excellent condition.

Vendor and Contractor Management :

Supervise external contractors and vendors, ensuring that all work is completed in accordance with property standards and guidelines.

Work with vendors to source supplies, tools, and equipment, maintaining inventory levels and adhering to the budget.

Ensure that vendors and contractors adhere to safety standards and company policies when performing work on the property.

Operational Excellence & Compliance :

Ensure compliance with all health and safety regulations, property policies, and procedures.

Conduct regular inspections of the property to ensure maintenance standards are met and preventative measures are in place.

Maintain and track inventory of tools and supplies, ensuring proper storage and minimizing waste.

Ensure all work areas are organized and kept in a clean and safe condition.

Administrative Duties & Performance Management :

Prepare and manage weekly maintenance schedules, ensuring proper allocation of resources based on forecasted workloads.

Provide regular performance evaluations and constructive feedback to maintenance technicians to promote continuous improvement.

Use computer systems (e.g., Rent Manager) to track maintenance requests, work orders, and project completion.

Manage and adhere to the department’s budget, ensuring that resources are used efficiently.

On-Call Emergency Responsibilities :

Be available for on-call emergencies as part of a rotation, responding to urgent maintenance needs and ensuring the safety of residents.

What You’ll Need to Succeed :

Minimum of 2 years of experience as a Maintenance Supervisor .

At least 4 years of experience in residential maintenance .

Strong knowledge of residential electrical , plumbing , HVAC , and carpentry systems.

Proven ability to lead and manage teams, with effective performance management and budgeting skills.

HVAC Certification (Type II or Universal) and EPA Certification (minimum Type II) are a plus.

Proficiency in Microsoft Office and familiarity with maintenance software (e.g., Rent Manager) for scheduling and reporting.

Strong organizational, leadership, and time management skills .

Ability to lift 50 pounds and perform hands-on maintenance tasks as required.
