Job Description
The company is seeking an experienced Manager, Land Development to manage complex real estate title and survey projects within the renewable energy sector. This role will work closely with teams across Real Estate, Permitting, and Engineering to support projects from early-stage development through construction. Responsibilities include conducting due diligence, reviewing title and land surveys, resolving title issues, ensuring real estate contract compliance, and securing title insurance for renewable energy projects.
The Manager, Land Development will report directly to the Director, Real Estate and serve as an individual contributor.
Key Responsibilities
- Conduct due diligence on preliminary title reports, vesting deeds, legal descriptions, and ALTA surveys to verify ownership details and assess title conditions.
- Identify, track, and resolve title curative issues, providing status updates to internal teams.
- Lead negotiations on title insurance underwriting in collaboration with outside counsel and financing partners.
- Coordinate ALTA survey revisions, ensuring lease and easement boundaries align with site constraints.
- Engage with landowners and third parties to resolve title issues, negotiate crossing agreements, releases, non-disturbance agreements, and modifications.
- Review and revise agreements in collaboration with legal teams, including lease and easement documents, estoppels, and amendments.
- Oversee mineral research reports and secure surface waiver agreements with consultant support.
- Work cross-functionally with Development, Permitting, Engineering, Legal, and Capital Markets teams to support project advancement and financing.
- Manage external consultants, including defining scope of work, contract terms, and quality control.

Minimum Qualifications
- 4 years of experience in real estate title and land development, with knowledge of renewable energy project development, utilities, interconnection, permitting, and related technologies.
- Bachelor’s degree in Business Administration, Law, Land Use Planning, Engineering, or a related field preferred.
- Experience working with mapping resources (Google Earth, GIS, ALTA surveys, etc.).
- Ability to work from the company’s Southern California office at least three days per week.
- Willingness to travel up to 30%.
