The Development Associate shall be an integral part of the Firm’s development team, which is responsible for the acquisition, approval, design, coordination, execution and completion of development projects. The Associate will work within a fast-paced, detail-oriented and dynamic environment in close collaboration with senior management. The Associate will need to be versatile and manage many different responsibilities in this multi-faceted department. This position’s role is to track project milestones, financial budgets and pro-forma economics. The Associate will also assist in negotiating with and directing the work of architects, engineering consultants, contractors and other vendors. The Associate will coordinate the preparation of documentation for permitting and other government agency applications. This position reviews project plans, contract documents, and all other pertinent documentation. The Associate will coordinate with the Project Manager on the monthly requisition process and provide budget and variance reports. The ideal candidate will have experience in both financial analysis and project execution.
Essential Job Functions
- Prepare and update pro-forma models, anticipated cost reports and change order logs
- Prepare monthly cost reports, budget variance reports, and other comprehensive project reports
- Assist in coordinating all aspects of design and construction activities including, contract management, permitting, architect, consultant and contractor selection, design and construction document review
- Monitor project scope and performance, tracking all milestones and maintaining the schedule
- Participate in the development of requests for proposals, bids, contracts and estimates
- Manage and review contracts and change orders with architects, engineers, consultants, contractors and other third-party vendors
- Attend project meetings and support in the various follow-up
- Manage the preparation of bank requisitions for lenders and coordinate all required documentation
- Coordinate with lender’s representatives, including lender’s independent engineer
- Coordinate with accounting to review related invoices and manage commitments
- Assist in managing the compliance of acceptable certificates of insurance, lien waivers and other required project documents and maintain project files
- Coordinate with property management, leasing and marketing for the pre-opening and opening
- Maintain communication with ownership; prepare and coordinate regular updates
- Must be present on-site and be able to move throughout the buildings and construction sites to address development related matters, including exceptional communication skills to meet with construction team, staff, vendors and visitors
- Ability to travel between the main office and site locations within the portfolio and be able to ascend and descend stairs, including comfortability with exposure to varying environmental climates and circumstances
- Position may be required to perform duties outside their normal responsibilities as needed
