Job Summary:
We are seeking a skilled and versatile Commercial Building Maintenance Technician to provide comprehensive HVAC and general building maintenance services for multiple commercial properties in the Bentonville and Centerton areas. This role will focus primarily on maintaining HVAC systems while also performing general maintenance tasks, including drywall and ceiling repairs, to ensure building systems are operating efficiently, safely, and in compliance with regulations.
Key Responsibilities:

HVAC System Maintenance & Repair:
- Perform regular preventative maintenance on HVAC systems, including rooftop units, air conditioning units, heating systems, and ventilation equipment.
- Troubleshoot, diagnose, and repair mechanical and electrical issues in HVAC systems to ensure they operate efficiently and effectively.
- Conduct routine inspections, calibrations, and performance tests of HVAC systems to maintain comfort and air quality standards.
- Replace or repair HVAC components such as thermostats, compressors, filters, fans, and ducts as necessary.
- Perform regular preventative maintenance on HVAC systems, including rooftop units, air conditioning units, heating systems, and ventilation equipment.
- General Building Maintenance:
- Perform basic general maintenance tasks, including plumbing and electrical repairs related to building functionality (e.g., fixing leaks, unclogging drains, and repairing lighting).
- Repair and patch drywall and ceilings, including fixing holes, cracks, and other damage.
- Ensure all systems and facilities are clean, safe, and functional, addressing maintenance needs in common areas like restrooms, lobbies, and hallways.
- Perform minor repairs and maintenance on doors, windows, and locks, ensuring proper functionality and security.
- Perform basic general maintenance tasks, including plumbing and electrical repairs related to building functionality (e.g., fixing leaks, unclogging drains, and repairing lighting).
- Preventative Maintenance:
- Develop and follow a preventive maintenance schedule for HVAC systems and other general building maintenance tasks to reduce breakdowns and extend the lifespan of equipment.
- Conduct regular inspections of building systems and report potential issues to property management, recommending repairs or replacements as needed.

- Support building managers and tenants by responding to maintenance requests and addressing issues in a timely manner.

- Documentation & Reporting:
- Maintain accurate records of all maintenance work performed, parts used, and equipment status for both HVAC systems and general building maintenance.

- Communicate with property managers and tenants about service schedules, work completed, and potential issues.

- Respond to emergency maintenance calls, including HVAC failures, plumbing issues, and other urgent building-related problems.
- Provide on-call support during non-business hours, weekends, or holidays, as needed.

Qualifications:

High school diploma or equivalent (Associate’s degree in HVAC, building maintenance, or a related field preferred).

HVAC Certification (e.g., EPA 608 Certification) required.

Previous experience in HVAC maintenance and general building maintenance (e.g., plumbing, electrical, drywall and ceiling repair).

Knowledge of HVAC systems, plumbing, electrical systems, and building repairs (drywall and ceiling).

Ability to read and interpret technical manuals, blueprints, and system schematics.

Strong problem-solving skills and the ability to perform repairs on a variety of building systems.

Physical Requirements:
