Reports to: Director of Marketing
Classification: Full – Time, Exempt, Salaried
Purpose: To maximize revenue at designated communities through creative marketing of the community and training of the on-site staff. This individual will also provide marketing support to our communities with the sole purpose of managing sales and marketing activities, providing hands-on leasing assistance and resident retention initiatives to the community.
Responsibilities:
- Evaluate the need for improvements related to product presentation, sales presentation, community curb appeal, and signage. Recommend an action plan to the Director of Marketing and Regional Property Manager to address areas needing improvement or areas of weakness at the community.
- Develop and implement marketing action plans.
- Establish sales goals with the Property Manager and Regional Property Manager.
- Evaluate the current market survey and market conditions and address any areas of concern with the Property Manager and Regional Property Manager.
- Walk vacant show ready apartments for quality control and report findings to the Property Manager and Regional Property Manager.
- Effectively mentor, motivate, and train Sales Consultants. Recommend additional training as needed/required.
- Facilitate on-site marketing meetings with Sales Consultants, Property Manager, and Sales Manager (if applicable).
- Review of traffic and availability providing appropriate advertising recommendations to the management team.
- Plan, coordinate and support community outreach programs and events with the assistance of the on-site team and Marketing Manager.
- Ensure all staff members adherence to the leasing/marketing sales process and procedures.
- Ensure resident retention program is being utilized.
- Promote and ensure adherence to all Fair Housing Laws.
- Communicate with Property Manager and Maintenance Supervisor to ensure all rented apartments are ready and inspected before future resident takes possession of apartment home.
- Monitor and listen to calls within the Yardi system for valuable marketing information and quality sales calls. Review the calls with sales employees during on-site marketing meetings, recommending areas of improvement.
- With the assistance of the on-site team, coordinate and lead marketing events, outreach and open houses.
- Assist in the facilitation of sales and customer services training, as needed.
- Review shopping reports with sales consultants and create development plans as needed.
- Other duties as assigned.
Required Experience/Skills:
- Minimum of three years of experience with multi-family housing, apartment leasing, marketing experience, employee supervision, landlord-resident relations or related marketing experience
- Demonstrated skills in the areas of telephone etiquette, personal contact with the public, resident relations and marketing.
- Excellent interpersonal, verbal and written communication skills.
- Detail oriented with excellent analytical skills and follow-through skills.
- Excellent organizational and time management skills with ability to multi-task and meet deadlines while working in a fast-paced environment.
- Proficiency in computer programs, MS Word, Excel, and property management software.
- Knowledge of digital marketing strategies such as SEO, SEM, digital marketing campaigns.
- Problem solving and critical thinking are essential skills for this position. One must have the ability to evaluate many aspects of the property’s performance and then make recommendations that will result in improved occupancy
