What are the responsibilities and job description for the Revenue Analyst position at ROSS Companies?
A full service multifamily real estate firm, ROSS Companies, is looking for a Revenue Analyst. As a Revenue Analyst, you ensure new and renewal rent and ancillary revenue streams are tracked, measured, analyzed and optimized. This role will assist in providing data driven recommendations to optimize operational processes and maximize property performance. This role requires close collaboration with on-site and corporate office personnel and will report on-site at our Corporate office in Bethesda, MD.
Responsibilities:
- Establish community unit-level pricing through analyzing market conditions, current occupancy and exposure levels and renewal trends.
- Compile and review weekly data from various sources, including property management software and online submarket reporting platform. Set rent levels, lease terms and discuss marketing incentives or sources with Regional Sales Managers.
- Routinely survey competitor ancillary fee structure for additional revenue opportunity.
- Communicate daily with on-site employees, Regional Property Managers, as well as Accounting, Compliance and Marketing staff members in various functions relating to revenue systems, policies and procedures.
- Participation is required in weekly in-person or online meetings to review recommendations and set strategies. Additional ad-hoc meetings may be necessary based on owner or asset manager request.
- Ongoing evaluation of renewal pricing, lease term management and resident retention program effectiveness.
- Analysis of potential revenue gain related to in-unit renovation or community amenity improvement projects
- Review market research material to stay abreast of current market conditions, trends, development projects and the potential impact on RMS existing and prospective properties.
- Enforce Ross policy and procedures, ensuring adherence to all Fair-Housing standards.
- Coordinate Yardi, Revenue Management and Rent Control systems and related reporting requirements.
- Participate in the annual budget process to include revenue, turnover and occupancy forecasting. Compile historical trend data related to rents, occupancy, renewals, and resident turnover for the portfolio. Research competitor rents, ancillary fee structure and forecasted submarket expectations.
- Assist other executives and main office staff with special projects and analysis.
Qualifications:
- Bachelor’s degree required and/or relevant experience in Property Management.
- Proficiency in Microsoft Office Suite required, advanced Excel expertise preferred.
- Excellent interpersonal, verbal and written communication skills.
- Multifamily real estate background preferred.
- Experience with property management software and/or revenue management software programs (Yardi, LRO, Yieldstar).
- Must be detail oriented with demonstrated organizational, problem solving, time management and decision-making skills.
- One must have the ability to evaluate many aspects of the property’s performance and make recommendations resulting in the balance of increased revenue and occupancy.
- The position requires a high degree of flexibility. Must be able to react quickly and prioritize multiple tasks, priorities and deadlines.
- Ability to work autonomously with little supervision at times.
