Position Authority and Accountability:
The Maintenance Worker performs duties necessary for the operation and upkeep of the facility physical plant and grounds under the on-site supervision of the Maintenance Supervisor. The Maintenance Worker assists in the completion of preventive maintenance and repairs within the scope of knowledge, skills professional licensure, or certification with little latitude for variation or change.
Training/Education/Licensure/Skills or Proficiency Requirements:
Functional literacy in written and spoken English.
Basic knowledge in maintenance areas such as plumbing, electrical, heating and cooling, carpentry, painting, and lawn care.
Maintenance experience required. Proficiency with tools and equipment used in maintenance/repair work.
General Functions:
Accepts assigned duties, instructions, or correction in a cooperative manner, voicing concerns or disagreements in a professional manner through established chain of command.
Assumes accountability for compliance with Federal, State and other regulations within scope of control and of which informed.
Observes safety hazards and emergency situations, and reports to appropriate person or takes corrective action according to establish procedures, works safely without danger to self or others.
Comes to work as scheduled and consistently demonstrates dependability and punctuality, complies with attendance policies.
Assumes accountability for information in personnel policies.
Reports for work with clean, neat uniform and personal appearance, consistently presents a professional image.
Maintains confidentiality of resident, employee and facility information.
Participates in in-service training programs and completes assignments and return demonstrations as required.
Assume accountability for using, maintaining and storing facility property according to established policy.
Performs other duties as assigned by the supervisor.
Job Functions:
Performs repairs as assigned and according to knowledge, skills, and abilities.
Assists in performance of preventive maintenance tasks, according to schedule and assignment.
Assists in inspections and drills; reports outcome according to established procedure.
Assists in monitoring of general systems such as heating and cooling; reports problems or malfunctions immediately.
Maintains outside walkways in safe condition for use. Assures prompt snow and ice removal.
Maintains lawn and landscaping.
Assists housekeeping staff with heavy floor care and other heavy cleaning and trash collection and removal.
Practices infection control, universal precautions, and other preventive and protective safety procedures as instructed.
Uses equipment according to instructions and while observing proper precautions.
Uses chemicals and supplies according to instructions and with proper protective equipment; reports any problems with chemicals and supplies to the supervisor immediately.
Operates within proscribed work order/assignment and record keeping systems.
Other maintenance or support services or projects as assigned by supervisor.
Physical, Sensory/Cognitive, Emotional Requirements:

Reaching, handling, fingering and or feeling: Routinely engages in these activities while determining the condition of equipment, performing assigned tasks safely and accurately, and while doing record keeping and paperwork.
Lifting, carrying, pushing, pulling (strength): Routinely engages in medium physical activity with occasional heavy work. Lifts/pushes/pulls equipment in excess of 50 lbs. Occasionally performs heavy activity pushing/pulling equipment of 100 lbs. or more, such as floor scrubbers, lifting materials/supplies over 50 lbs. such as pails of drywall compound.
Climbing or Balancing: Routinely maintains physical equilibrium to safely lift/move equipment, climb on step stools or service ladders, lifting and carrying as described above.
Stooping, kneeling, crouching and/or crawling: Engages in these activities several times each work shift while monitoring/repairing heating and cooling equipment, plumbing, electrical systems and performing painting, and wall cleaning.
Recognition/vision and mental processing: Routinely uses visual observation in determining condition of equipment, performing repairs and preventive maintenance according to written instructions, determining effectiveness and accuracy of work performed, recognizing posted notices, recognizing labels and precautions on supplies and equipment.
Hearing: Routinely recognizes operation sounds of equipment and auditory signals or alarms, wanderer monitoring system signal, soft voices of elderly, verbal communication within the work place.
Smell: Routinely observes for odors relevant to equipment and system malfunctions and other environmental health and safety issues.
Verbal communications: Routinely interacts in an environment dependent upon audible and intelligible verbalizations.
Emotional behavior: Routinely interacts with individuals (residents, family members, and staff) who may be discourteous, tactless, demanding, verbally and/or physically threatening or abusive, angry or hostile, emotionally vulnerable or mentally ill, vulgar, and mean-natured. Routinely called upon to control own emotions and behavior to protect residents rights and to respond professionally with respect and dignity.
