COMMERCIAL PROPERTY MANAGER
- A minimum of three (3) years of experience in property management, preferably commercial property management.
- Must have knowledge of leasing, renewal, collecting rent and maintenance management.

JOB DUTIES:
- Strong communication and customer service with portfolio of 100 tenants
- Complete property audits and site inspections on a weekly basis to ensure properties are up to company standards
- Rent collection and administration of applicable collection procedures. Facilitate collections using attorneys, collection agencies and small claims court.
- Prepare leases and lease addendums and have a working knowledge of lease agreements.
- Solicit bids from vendors for work performed in building and award contracts after security appropriate approvals. Maintain a working knowledge of all vendor contracts and ensure compliance with same.
- Monitor tenant insurance coverage and renewals and ensure all tenants have appropriate coverage per the lease documents.
- Complete tenant renewals which include make ready and renewal documents
- Prepare annual budgets based on relevant data which includes planning for long range capital improvements
- Responsible for the overall profitability and financial direction, coordination, and evaluation of the properties under his/her supervision
- Manage the due diligence process, and capital improvement projects related to tenant improvement projects
- Must be on call for all emergencies or other major issues affecting the assets
- Return all phone calls and emails in a timely and professional manner
- Maintain a professional working relationship with third parties to include ownership, vendors, inspectors, etc.
- Manage owner residential properties.
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
- Strong organizational skills
- Excellent communication skills (verbal and written) and ability to speak in public
- Enthusiasm and initiative when interacting with clients, team, tenants, and others
- Excellent computer skills including Microsoft Office (Word, Excel, and Outlook), Quickbooks, Yardi or other property management software.
- Ability to multitask while remaining well organized
