Description

Roundhouse, a rapidly growing developer and operator of multifamily housing, is seeking a dynamic and entrepreneurial individual to fill the position of President of Property Management. Founded in 2008, we have operations in six states with approximately 10,000 multifamily units and over $2bn of assets under management. We pride ourselves in challenging the status quo to identify emerging trends and markets that improve the lives of our residents and deliver superior returns to our employees and partners. The President will lead and maintain full P&L responsibility for the Property Management division of Roundhouse and its 150 employees. The portfolio includes Roundhouse owned assets as well as 3rd party managed assets (the portfolio currently consists of 70% RH owned and 30% 3rd party managed assets). Primary areas of responsibility include Asset Performance, Resident Experience, Employee Experience and Compliance. 


The role will also require extensive coordination with our Investments, Development and Accounting teams. The President will report to Roundhouse’s Chief Operating Officer. The position is based in Boise, Idaho and will require travel for business development and to oversee the Company’s out-of-state portfolio and employees.


Key Responsibilities

Employee Experience

  • Attract, develop and retain top tier, mission aligned, talent
  • Oversee an unforgettable on-boarding process that emphasizes Roundhouse’s culture, mission, and values
  • Ensure company mission and values are communicated throughout the organization and embedded in day-to-day decision making by all team members
  • Design and maintain best-in-class compensation, benefits and employee retention plans
  • Establish a career ladder to develop and retain emerging leaders 
  • Develop and implement forward thinking training opportunities and continuing education programs
  • Implement innovative strategies and technology to reduce on-site admin burden
  • Host off-site retreats, team-building events, and attend industry conferences to enhance company culture and develop talent pipeline
  • Regularly visit sites to develop rapport with on-site personnel
  • Mentor, motivate, and foster collaboration across functional teams
  • Resident Experience
  • Inject the view of the resident into new development projects by collaborating with the development team and offering input into design, programming, and building operations
  • Develop cutting edge service offerings that foster community-building and improve resident satisfaction
  • Source and implement software and technology solutions that enhance the lives of residents and improve communication among Roundhouse team members
  • Conceptualize marketing, branding, and public relations strategies that communicate Roundhouse values to current and prospective residents
  • Oversee lease-up process in coordination with cross functional teams to ensure smooth transitions

Asset Performance

  • Establish and monitor annual budgets to ensure optimal financial performance for each Roundhouse community
  • Ensure visual presentation and on-going maintenance of communities reflect Roundhouse’s core values and commitment to the resident experience
  • Lead teams that oversee capital improvement projects to maintain the durability of our communities and add-value to the resident experience
  • Create staffing plans that ensure a high-quality resident experience and achieve profitability at each community
  • Establish financial reporting practices that effectively communicate performance to internal and external stakeholders
  • Develop nuanced understanding of market trends that influence community operations, consumer preferences, and asset profitability

3rd Party Property Management

  • Direct marketing, client outreach and asset performance such that Roundhouse is viewed as the premier operator of multifamily in the Mountain Region
  • Work across functional teams to establish core service offering and communicate expectations to 3rd party clients
  • Collaborate with Director of Business Development to develop new clients and create strategic plans for growth
  • Collaborate with VP of Operations to maintain client relationships and ensure client satisfaction

Compliance & Risk Management

  • Ensure compliance with all state/local/federal HR regulatory requirements
  • Collaborate with accounting department to develop and monitor risk management practices
  • Work with COO to source and maintain appropriate insurance coverage, manage relationships with external risk management advisors
  • Engage in professional associations and manage professional licenses, accreditation and qualifications

Requirements

  • Facility with financial statements, property accounting, and asset management functions
  • Experience managing standalone P&L
  • Willingness and ability to travel up to 30% of time
  • 10 years in an operational leadership role in multi-family, hospitality or other relevant industry
  • Facility with Yardi or other property management software a plus
