This is an on-site role in Miami, Florida.

Position Summary :

The Lead, Maintenance Supervisor is responsible for the oversight of the maintenance of the POM buildings. This includes the interior as well as the exterior maintenance of the building. This person must be knowledgeable in HVAC, Safety (Alarm), Electrical and Mechanical Systems.

Performs complex analytical work in providing office and building engineering support and field engineering support to ensuring technical competence and compliance with all current codes and criteria.

  • The position is fundamental to the administrative and operational functions of the Company / Property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skills.
  • As the key employee of the building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must perform the job duties with a view toward projecting a professional and competent image : Service to the customer in a friendly and outgoing manner is also essential, while timelines and maintaining a clean atmosphere are key.
  • The position is fundamental to all mechanical functions of the community and includes working closely with the Facilities Manager, Lead Planner, Sr. Project Manager, Facilities Director, and their maintenance team to operate the buildings and facilitate solutions to all types of maintenance problems within the employee community. Strong leadership skills, customer service skills, technical skills, and problem-solving abilities are required.

Essential Duties and Responsibilities :

  • Performs the day-to-day routine maintenance of the building utilizing their maintenance staff in a leadership role.
  • Conduct property walkthroughs for internal maintenance purposes,
  • Develops and adheres to the preventative maintenance program for the community. Update as needed.
  • Supervise all building repairs done by outside vendors, reporting to the Facilities Manager satisfactory / unsatisfactory completion.
  • Maintain an operating environment to achieve a satisfactory level of employee's service as measured by formal and informal feedback and surveys.
  • Monitoring all systems of the building and performing any and all basic repairs as needed.
  • Prepare and Implement maintenance protocols and SOP's (Standard Operating Procedures)
  • Demonstrates a routine and effective ability to adjust to changing circumstances.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Encourages maintenance staff to behave in a professional manner and comply with company's safety standards. Motivates staff to work as a team.
  • Conducts weekly maintenance crew staff meetings to brief Facilities Manager on project updates and maintenance items
  • Provide the necessary training to the existing maintenance team to ensure processes and safety protocols are followed and observed
  • Update the work order system and implement any necessary protocols within the team members.
  • Creates a maintenance report, which depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.
  • Observes all safety standards and participates in the Company's efforts to provide a safe work environment.
  • Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.
  • Organizes time effectively and successfully balances the competing demands of multiple projects.
  • Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly.
  • Understanding of computer systems familiarity with email systems, spreadsheets and on-line ordering and maintenance reporting tools.

  • The Chief Engineer will assist the Facilities Manager with interviewing, training, staff development and scheduling.
  • Position Type / Expected Hours of Work :

    The schedule of the position is full time (40 hours a week) and will require to be available for emergencies and occasional night and weekend work due to special projects. This an exempt (salaried) position.

    Proposed hours : 9 : 00 AM to 5 : 00 PM (Monday thru Friday).

    Required Education and Experience :

  • High School Degree; preferred education; AA degree in industry
  • HVAC licensed or Electrician certification required
  • Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in hi-rise buildings, commercial buildings, or hotel operations.
  • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.
  • Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity.
  • Must be proficient and have a working knowledge of Microsoft Word and Excel applications.
