Position: Controller
Reports to: Real Estate Director of Finance and Accounting
This role oversees the organization’s financial, regulatory, and accounting functions and plays an integral role as part of the management team.
Key Responsibilities
1. Financial Reporting & Analysis
- Prepare and review monthly, quarterly, and annual financial statements
- Verify accuracy of property-level financials prepared by property accountants
- Conduct variance analysis, financial forecasting, and detailed reporting
- Maintain internal controls to protect company assets and ensure data accuracy
- Research and assess the impact of new transaction structures and SEC regulations
2. Strategy & Portfolio Optimization
- Develop strategies to integrate new properties into the net lease platform
- Implement property management software to enhance operational efficiency
3. Financial Management
- Oversee AP/AR processes to ensure timely billing and cash flow
- Build reliable cash flow projection reports to meet financial reporting requirements
- Manage financial planning, budgets, and forecasts
- Optimize capital expenditures and monitor balance sheet performance
4. Operations Management
- Supervise landlord responsibilities, including lease administration, rent collection, CAM, and taxes
5. Team Leadership
- Build and lead a high-performing finance and accounting team
- Mentor and support team members to foster collaboration and professional growth
- Participate in recruitment and manage any outsourced/offshore back-office support
6. PropCo Transfer & Setup
- Oversee the transfer of approximately 200 owned locations from related parties to the company
7. Risk Management
- Identify risks associated with the net lease portfolio and develop mitigation strategies
- Maintain insurance coverage and ensure regulatory compliance
Qualifications
- Proven experience as a CFO, Controller, or senior finance executive in real estate
- 7-10 years of experience in accounting/finance, with at least 2 years in a Controller role
- Strong knowledge of GAAP and internal controls
- Commercial real estate and lease administration expertise
- Strategic thinker with the ability to problem-solve and make sound decisions
- Proficiency in financial planning, budgeting, and forecasting
- Experience using Yardi, MRI, or similar software, with advanced Excel skills
Education
🎓 Bachelor’s Degree in Accounting, Finance, Real Estate, or a related field (required)
📜 CPA preferred, but not required
Salary : $150,000 - $175,000
