JOB DESCRIPTION: The Leasing Consultant assists residents in choosing the optimal apartment home for their unique needs within the available properties. The Leasing Consultant works with the ongoing goal of 100% occupancy. This position is responsible for creating and maintaining excelling public relations for the property.

DUTIES AND RESPONSIBILITIES:

  • Leasing/public relations responsibilities: answering phone promptly, greets clients and visitors pleasantly, professionally and promptly.
  • Establishes a rapport quickly, assess client’s needs, conducts tours and attempts to close the sale.
  • Completes guest cards and inputs applications into Entrata, follow up on screening process, sends out thank you follow up cards, checks condition of rented apartments, prepare leases and other documents.
  • Opens and closes models & mini models daily. Ensures tour path is perfect.
  • Maintains accurate traffic, leasing, vacancy reports
  • Maintains thorough knowledge of the sub market, all comps, rental rates, specials, etc.
  • Assists Property Manager and Assistant PM with resident retention and renewal efforts
  • Assists Property Manager and Assistant PM with development of marketing plan
  • Performs off site marketing as needed

REQUIREMENTS:

  • This position requires some “on call” responsibilities as reasonably necessary to lease and deal with maintenance emergencies.
  • Proficient computer skills (Microsoft Office, Entrata and other software)
  • Must pass and maintain Fair Housing requirements as set forth by management company

QUALIFICATIONS:

  • Position requires a minimum of 1-2 years on-site as a Leasing Consultant and/or equivalent experience in customer service
  • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
  • Effectively convey ideas, images and goals to a diverse group of personalities.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Experience with property software is preferred.
  • Knowledge of OSHA laws and regulations.
  • Participate in training in order to comply with new or existing laws.
  • Be able to work evenings and weekends.
  • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
