What are the responsibilities and job description for the Maintenance Technician position at RRM Services?
Duties:
- Perform routine maintenance tasks and repairs, including but not limited to: basic carpentry, electrical repairs, plumbing repairs, and general building maintenance. If you have experience in HVAC, plumbing, and electrical that is a bonus.
- Diagnose issues and fix issues assigned from maintenance team. This includes but is not limited to, utilizing company technology, coordinating with internal maintenance team, and coordinating with tenants.
- Maintain accurate records of all maintenance activities using technology provided by the company. This includes but is not limited to, documenting before and after photos into software, maintaining proper notes of what was done to complete the issue(s), adding receipts and billable items to each work order, etc.
- Conduct regular inspections of the property to identify potential maintenance needs. Identifying issues at properties when doing maintenance and properly communicating said issues to internal maintenance team.
- Ensure compliance with safety regulations and maintain a safe working environment. Using proper PPE, practicing safety on each and every job site, identifying hazards and safety concerns.
Requirements:
- High school diploma or equivalent.
- Proven experience in a maintenance role, preferably in a commercial, residential, or service based setting, 3 years required of experience.
- Strong customer service skills. Having the ability to effectively communicate with tenants, peers, superiors, etc.
- Proficiency in using CRM software to track and manage maintenance activities. Having the ability to adequately use a smart phone to access company technology.
- Knowledge of general carpentry, general electrical, general plumbing, and general building repairs. Having any HVAC experience is a bonus.
- Ability to work independently with minimal supervision. Having the ability to effectively communicate with tenants, superiors, and peers when scheduling your day and your maintenance tasks.
- Strong problem-solving skills and attention to detail. Utilizing past experiences, technology, and other resources to trouble shoot on the job.
- Leadership skills to supervise external contractors when necessary. Ability to work hand in hand with other trades and vendors on an as needed basis.
