POSITION SUMMARY
The Property Manager is responsible for assisting with the day-to-day operations of a select portfolio of properties.
Salary range for this position is $23.00-$25.00.
ESSENTIAL RESPONSIBILITIES.
- Management of rental units to include lease-up, rent and arrears collections, eviction process, apartment inspections and maintaining tenant files in accordance with RUPCO procedures.
- Prepare and maintain files for property information that provides data on buildings, tenants, utilities, rents, contracts, and emergency procedures.
- Maintain, at minimum, one and a half days of scheduled on-site hours at each property in the portfolio and travel to properties outside of regularly scheduled on-site hours as needed.
- Act as a liaison to RUPCO resident services staff, assist with identifying potential necessities of the special needs residents and provide referral services to community agencies when needed.
- Make purchases for properties and departments in accordance with RUPCO procurement policy.
- Maintain high quality standards with respect to occupancy rates, collection rates, and related key performance indicators.
- Process all required reports for the Property Management department.
- Assist Brand Manager with marketing efforts as needed.
- Maintain compliance with all federal, state and local regulations and other mandated guidelines and policies relevant to property management and operations including as directed by the Property Management Compliance Supervisor.
- Attend required conferences and training as required or requested.
- Maintain ‘Tax Credit Compliance’ certification (LIHTC), or obtain certification within the first 6 months of employment
- Complete Federal Fair Housing Training on an annual basis.
REQUIRED QUALIFICATIONS
Education:
- High School Diploma or equivalent is required.
Experience:
- 2 years of Low-Income Housing Tax Credit (LIHTC) Property Management experience preferred.
- Experience working with YARDI software is strongly preferred.
Skills:
- Excellent communication practices, oral and written.
- Effective interpersonal skills. Experience working with diverse groups (including senior and special needs populations) and apply a “meet them where they are” approach.
- Dependability and aptitude for independent work, scheduling and time management.
- Proficiency in basic math and formulas. Specifically percentages, annualization, and proration.
- Ability to negotiate, solve problems and remain flexible in evolving circumstances.
- Knowledge of Fair Housing, OSHA, ADA, VAWA and other applicable public laws.
- Strong computer literacy skills and a working knowledge of applicable programs including but not limited to Microsoft Word, Excel, and Teams.
