About therole
RCHDCis looking for a Maintenance Technician who must keep and maintainbuildings, and grounds in good conditions at all times. Insure thebuildings and grounds are kept in such manner as to create ahealthy and safe physical environment, maximize the useful life ofall property. Adhere to the preventative maintenance schedule,respond to immediate needs and arrange for skilled repair work asrequired. Maintain projects per management plan.
What you'lldo
Toperform the daily, weekly and quarterly routine inspections andreplacements in accordance with the established maintenanceschedule.
To record accurately all suchrequired tasks on the maintenance schedule and provide suchmaintenance schedule to the Project Manager on a monthly basis.
Order maintenance supplies.
Prepare units for occupancy (clean,disinfect, paint, patch, etc.); replace windows, doors, door locks;lights.
Keep walkways parking areas free ofdebris.
Oversee the maintenance of thelawns / garden areas and sprinkler systems as instructed
Maintain inventory of tools, equipment,supplies, etc.
Report health and safetyhazards, injuries and accidents to the proper authorities and tothe Property Manager and Maintenance Manager as soon as possible.
Execution of rehabilitation plans.
Maintain property according to health andsafety standards.
Maintain work order log and"repair / reports" filing system.
Maintain arepairs / replacement file on the project and on each unit at theproject.
Maintain work order log inaccordance with specification and "repair / reports" filing system.
Solicit bids for necessary work as directed.
Other duties as assigned.
Qualifications
Must be able to work and make decisions without supervision.
Must be experienced in routine repair andmaintenance of buildings, landscaping and appliances.
Must be well organized, thorough and able toaccurately record information on the maintenance schedule.
Must be physically able to performmaintenance tasks.
Must be able to understandrepair and maintenance instructions.
Buildingtrades experience helpful.
Ability toorganize, work and prioritize tasks to meet deadlines;
Possession of a valid California driver'slicense, a good driving record, and automobile insurance perrequirements of the State of California. Also, have reliabletransportation and willingness to use own automobile on job.
19.00 -$24.50 per hour
