COMMUNITY MANAGER
Summary: This Community Manager will be responsible for all the operations of their assigned residential apartment communities. The Community Manager will manage the owner objectives as outlined in the operating budgets and as communicated by management, with the primary objectives of increasing the net operating income, maintaining the physical assets, providing quality living environments for residents, and establishing a positive, productive working relationship with the property staff and all Rutherford team members.
Essential Duties: Essential job duties for this position include the following items. Other duties must be performed as assigned or required.
Manage occupancy, lease apartment homes, production and management of appropriate revenue growth, timely rent collection, policy and procedure compliance and the financial performance of each assigned property, as established in the annual operating budgets to ensure investor goals and expectations are being met.
Monitor rental activity and make timely and appropriate recommendations to ensure occupancy goals are achieved.
Monitor compliance with scheduling and preparation of market ready units by both the maintenance and leasing staff to keep vacancy loss at a minimum and meet customer expectations regarding the condition and cleanliness of our apartment homes.
Conduct regular property inspections (weekly at minimum) to ensure that Rutherford property curb appeal standards are maintained at all times.
Coordinate and participate in annual unit-by-unit inspections to ensure we are preserving our assets and that residents are complying with lease rules and regulations.
Direct preparation of reports to ensure timely communication to investors, including but not limited to: budgets & variance reports, occupancy status, leasing activity, delinquency updates, pricing, marketing & renewal strategies, and lease expiration management.
Monitor all site administration functions with timely and accurate production of all reporting documentation to ensure investor reporting needs are met.
Assist in long range planning for properties including but not limited to identifying maintenance needs, gathering bids and proposing Majors budgets and forecasts.
Perform risk management functions, by always being aware of life safety or potential liability risks and maintaining a current and accurate assessment of the physical plant and operations to limit exposure for the investors and the company.
Recruit, hire, develop, and appropriately manage performance of property staff, including verifying and approving hours worked, schedules, and control overtime and on-call hours.
Coordinate work schedules and recommend pay & status changes.
Practice fair and professional conduct with associates in accordance with company policies and procedures under the direction of the Regional Manager.
Build positive relationships with residents.
Conduct self in a professional and respectful manner toward residents, setting an example for others to ensure that exceptional service is our standard.
Assess a variety of situations and solve problems.
Answer resident questions and resolve concerns and issues in a courteous, prompt, and professional manner, including maintaining accurate conversation records.
Work toward continuous quality improvement.
Stay current with changing technology, including software and job specific programs.
Uphold, support, and promote all company policies and procedures.
Supervisory Responsibilities: The Community Manager has supervisory responsibility for the Maintenance and Property Staff Departments, including approximately (3) direct reports.

Education/Experience:
Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
Intermediate Windows computer knowledge and experience
Proficient in using Microsoft Office Suite (Word, Excel, Outlook)
OneSite proficiency and experience preferred
Language Skills:
Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.
Ability to write speeches and articles for publication that conforms to prescribed style and format.
Ability to effectively present information to top management, public groups, and/or
boards of directors.
Mathematical Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
