Job Summary: We are looking for a hard worker who loves maintaining an outdoor property for Sunset RV & Marina in Quinlan, TX, situated on Lake Tawakoni east of Dallas. The ideal candidate is self-motivated with a strong work ethic and good communication skills. This is a physically demanding role that may require lifting heavy objects, working outdoors in various weather conditions, and operating machinery.

Key Responsibilities:

• Perform routine property maintenance tasks, including RV site checks, clean up, and repairs, to ensure the smooth operation of facilities within the RV park.
• Conduct regular inspections of park facilities, equipment, and grounds to identify areas in need of maintenance or repair.
• Perform routine maintenance and repair tasks, such as painting, plumbing, electrical work, carpentry, and HVAC system maintenance. Follow checklists and maintain accurate records of all maintenance and repair work completed.
• Monitor and maintain park equipment, such as tools, supplies, golf cart to ensure they are in good working condition.
• Resolve maintenance requests promptly, ranging from RV site issues, clean up, minor electrical and plumbing repairs to overseeing major repairs if needed.
• Maintain park grounds, including fences, gates, mowing lawns, trimming shrubs, and cleaning common areas to create a visually appealing and safe environment for guests.
• Perform pool maintenance to keep our pool pristine and inviting.
• Manage and respond to maintenance emergencies, even outside regular business hours.
• Enforce safety protocols and regulations, identifying and mitigating potential hazards to maintain a secure environment for both guests and staff.

Qualifications:

• High school diploma or equivalent.
• Must have a valid driver's license.
• Previous experience in general maintenance, construction, particularly in an RV park or similar setting, strongly preferred.
• Pool maintenance experience preferred but not required
• Experience in electrical and plumbing maintenance preferred.
• Excellent problem-solving skills and attention to detail.
• Excellent communication and interpersonal skills for team management and guest interactions.
• Ability to work weekends and holidays as needed.
• Knowledge of safety procedures and a commitment to maintaining a safe workplace.

Physical Requirements:

• Physical stamina and the ability to lift heavy objects and occasionally perform physically demanding tasks.
• Physical ability to stand, walk, and operate equipment.
• Must be able to lift up to 50 pounds, lift and carry up to 25 pounds occasionally and up to 10 pounds regularly.
• Move, lift, carry, push, pull, and place objects weighing less than or equal to 10 pounds without assistance.
• Ability to bend, kneel, stoop, crouch and climb.
• Able to work outdoors frequently and in various climates.
• Capable of moving safely over uneven terrain.
