RWI Property Management, Inc is a fast growing residential property management company that manages over 30 real estate partnerships and 1,100 units throughout Nebraska. As the leader of our team of 30 associates, you will be a vital decision maker in our continued growth.

Job Summary
The Vice President of Property Management will be responsible for overseeing all aspects of the property management company, including strategic planning, tenant relations, property maintenance, budget management, compliance with regulations, and leading teams to achieve optimal financial performance and tenant satisfaction across a portfolio of properties; acting as a key decision-maker and liaison between property managers, clients, and other departments within the organization.

Key Responsibilities:

Strategic Leadership:

  • Develop and execute comprehensive property management strategies aligned with company goals.
  • Analyze market trends and identify opportunities for portfolio optimization.
  • Set performance targets and key performance indicators (KPIs) for property management teams.

Operational Oversight:

  • Manage day-to-day operations of multiple properties, including tenant leasing, lease renewals, rent collection, and maintenance requests.
  • Oversee property management staff, including hiring, training, and performance evaluations.
  • Ensure compliance with all applicable laws, regulations, and industry standards.

Financial Management:

  • Develop and manage property budgets, including revenue projections, operating expenses, and capital expenditures.
  • Monitor financial performance of each property and identify areas for cost reduction.
  • Analyze financial reports to make informed decisions regarding property operations.

Client Relations:

  • Build and maintain strong relationships with property owners and investors.
  • Regularly communicate property performance and address client concerns.
  • Negotiate contracts with vendors and service providers

Tenant Management:

  • Foster positive tenant relationships through proactive communication and tenant satisfaction initiatives.
  • Address tenant complaints and resolve issues promptly.
  • Implement strategies to maintain high occupancy rates.

Team Development:

  • Mentor and develop property management staff to enhance their skills and knowledge.
  • Foster a collaborative team environment with a focus on continuous improvement.

Required Skills and Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, or related field (willing to substitute for experience)
  • Extensive experience in property management, preferably with a diverse portfolio in Affordable Housing including LIHTC and Rural Development
  • Proven leadership skills with the ability to manage teams
  • Strong financial analysis and budgeting expertise
  • Excellent communication and interpersonal skills to build relationships with clients and tenants
  • Knowledge of Nebraska real estate laws and regulations
  • Proficiency in property management software and reporting tools

Job Type: Full-time

Pay: $105,000.00 - $125,000.00 per year

Salary : $105,000 - $125,000
