Role Overview
The Commercial Construction Superintendent will handle the day-to-day activities on specific projects related to renovations or new construction. The Superintendent will report to the Project manager throughout the life of the construction project. The Superintendent will be responsible for managing all daily onsite construction related activities and is responsible for ensuring safe, efficient, and professional interaction between sub-contractors working on-site. The Superintendent plays an important role in producing quality deliverables, on-time and within budget.
Superintendent must be willing to accept work assignments across the state of Florida.
Responsibilities
- Familiar with the procurement of construction services, authoring of RFI’s, AIA industry-standard documents and exhibits.
- Contract Administration – Ability to process contractor pay applications, evaluate and process change orders, analyze and maintain tracking sheets and records, perform inspection walks with city inspectors, inspect and approve work in place, document stored materials and monitor punch / warranty work.
- Management, coordination, and inspection of Subcontractor work while project is in progress and be able to contribute feedback that might make work safer, leaner, cleaner, lower impact or any other way improve the operational success of the projects
- Maintain project management logs (RFIs, changes, submittals, construction documents, close-out)
- Familiarity with accepted buildings practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, Electrical, mechanical and plumbing systems and components, inspection processes / requirements and lien waivers.
- Assist Project Manager with controlling and monitoring project budget & schedule
- Ability to assist Project Manager on due diligence walks – assess property conditions, estimate repair and construction costs. Ability to create critical path schedules.
