The Preconstruction Manager works directly with prospective clients for the creation of a detailed bid package that meets their needs. Traveling to prospective job sites and client offices as needed as well as multi-task on numerous projects, duties and deadlines while always professionally representing our company.

Responsibilities
- Must demonstrate and model Sachse Construction’s core values
- Lead GC, CM, GMP and Design-Build bid opportunities up to $10 million
- Subcontractor procurement and buyout
- Ability to independently perform conceptual, schematic and design development budgets
- Understands and manages value engineering exercises
- Reviews plans for consistency and accuracy
- Manages all levels of take offs and can apply unit prices
- Levels/scopes trades as part of a bid team on larger type projects as GC/CM
- Maintains current unit price and historical database
- Understands contract types
- Understands typical scopes (writing scopes and level bids)
- Negotiates client and subcontractor terms and conditions
- Ability to call subs for coverage
- Mentors Cost Engineers
- Completely understands the estimating process
- Develops and maintains excellent subcontractor/vendor relations
- Has a comprehensive understanding of all costs involved for current and future projects
- Must be able to estimate costs that are not readily evident
Qualifications
- 5-20 years of commercial construction management experience
- Estimating and Procurement experience
- Bachelor's degree required
