Position Title: Building Engineer
Department: Operations
Reports To: Facilities Manager
FLSA Classification: Non-exempt
FTE (Full-Time Equivalent): 100%
Schedule of Duties: 12-Month
Salary: $90,000- $120,000 annual/salary based on an hourly rate
Position Purpose: The Building Engineer will be responsible for the day-to- day maintenance and upkeep of all building systems including HVAC, plumbing, basic electric, door repairs, etc. His/her primary responsibilities will focus on providing expertise to ensure campus building safety and best practices so that all systems are functioning as designed to ensure proper environment and energy usage. The position is also responsible for ensuring legal compliance with applicable laws and regulations related to building functionality. Assists Facilities Manager in all operations’ initiatives and overall workflow process and oversight.
Specific Expectations for Operations Staff: In addition to duties and essential job functions listed in job descriptions, the following responsibilities are expected of all employees in the Operations department:
• All staff are expected to maintain their school issued tools and equipment in good working order at all times
• All staff are expected to wear the appropriate uniform during their working hours
• All staff are expected to be available to work beyond the regular work schedule as directed and approved by their supervisor
• All staff are required to wear personal protective equipment for jobs requiring a certain level of protection
• All staff must complete training on all equipment used for their job function prior to using the equipment
• All staff are required to submit time-off requests two weeks prior to date(s) requested. All requests will be considered on a case-by-case basis according to business need
• All staff are required to coordinate job duty responsibilities with their manager prior to taking scheduled time off
• All staff are responsible for policing their assigned areas for hazards, cleanliness and maintenance and addressing as necessary or escalating it to the appropriate resolution channel
• All staff are required to notify their supervisor immediately if an unsafe condition is discovered or encountered
• All staff are required to work safely and in accordance with local, state and federal laws, industry standards and School directed safe practices
• All employees will be paid appropriately and according to current law. If staff are required to work outside of regular work schedule; non-exempt employees will receive overtime pay, as eligible
Essential Functions
• Performs and manages preventative maintenance task and schedules. Works to ensure proper operation of BMS, plumbing, electrical, HVAC, elevators and all other building systems including but not limited to electrical troubleshooting, proper door operations, water testing, etc.
• Responsible for the flow of work orders for a variety of operations’ functions, equipment repairs and general maintenance.
• Provide scope of work estimates of time and materials and order necessary materials for repair completion in a workmanlike manner.
• Works with approved vendors to diagnose needs and obtain proposals for required work and researches the best solutions for each assignment.
• Works with maintenance staff, manager and vendors to establish, maintain and perform periodic operational testing and inspection schedules for critical systems and equipment as identified in manufacturer’s equipment specifications.
• Other duties as assigned.
Qualifications
• Must provide a copy of a valid CA Driver license upon request and be able to drive School owned or rented vehicles.
• At least five years’ similar experience in facilities, operations engineering work.
• Ability to work independently and as a team-player with strong customer service orientation.
• Proficiency with computers and business applications such as Microsoft Office & Google suites.
• Must be computer literate and demonstrate the ability to learn operations maintenance software in order to complete records on repairs and maintenance upon finalization of work order.
• Develop competence and knowledge of tools and equipment used in facility maintenance including LEED buildings. Knowledgeable of building management system (BMS).
• Experience with or capable of learning work order management/operations software.
• Demonstrates strong communication skills.
• Ability to read and analyze technical procedures/manuals, professional journals and government regulations.
• Ability to effectively present information and respond to questions from staff, administrators, and faculty.
• Functional literacy ability reading, writing and speaking in English. Spanish as a second language is desired but not required.
• Ability to work well with PK-12 students and with adult colleagues; willingness to be an active, enthusiastic member of the SHS community. Commitment to equity and inclusion.
• Completion of College or Technical School HVAC Certificates and possess an EPA 608 refrigeration certificate or be able to meet these requirements within the first year.
• Knowledge and understanding of blueprints and possess the ability to read and interpret these documents.
• Completion of Building Operator Certificate Level I or BOMI Systems Maintenance Technician Program preferred.
• Strong preference for Building Operator Certification Level II or BOMI Systems Maintenance Administrator Program.
Physical Requirements and Work Environment
• Works in a fast moving and dynamic environment dealing with a wide variety of challenges, deadlines and a varied and diverse array of contacts.
• Must comply with all state vaccination requirements and show proof of vaccination including but not limited to COVID-19 or proof of eligibility for exemption.
• Must be able to regularly travel safely and comfortably across the 64 acre campus.
• View and operate a computer, smart phone and other mobile devices. Must be able to talk and hear to communicate effectively with school population.
• Exposed to a combination of environments, outdoors, within and upon buildings and shop environments.
• Must be able to comfortably and safely climb, bend, pull, reach, kneel, stoop and see for near and far work.
• Must be able to safely lift 50 lbs. on a regular basis.
Salary : $90,000 - $120,000
