What are the responsibilities and job description for the Building and Grounds Maintenance Worker position at Sage Asset Management, LLC?
This role works closely with Property Management and reports into the Property Manager. You will be asked to perform a variety of jobs related to maintaining a welcoming and well-functioning manufactured housing community. The below areas are not exhaustive; but give an idea of the outstanding objectives and tasks for your role.
Ensure grounds and common areas are cared for, safe and welcoming/presentable:
· Mowing, weed whacking/trimming, picking up trash/debris, etc.
- Blowing/raking and leaf pickup
- Dirt placement/seeding/watering
- Painting, pressure washing, misc. repairs of signs/mailboxes/grounds property, etc.
- Salt/sand application in winter
- Snow removal in designated areas
Ensure care of utilities & assets
- Water Meter repair and replacement
- Ensure regularly scheduled maintenance and preventative maintenance items are identified and handled in a timely fashion and accordance with our methods
- Ensure tools and equipment are cared for, regularly maintained and not damaged
Assist Management with Tenant Matters when needed:
- Mailbox key changes
- Tenant remedies and issues/concerns
- Notice delivery witness, mass delivery assistance
Assist with Vendor Management
- Show vendors to proper work area, ensure area is ready for them and tenants are prepped (with Manager/Asst Manager guidance)
- Vendor oversight when needed or asked to do so
- Follow up on Vendor work
Unit Turnover
- We must also be involved in the turnover of units. Sometimes this “turnover” process consists of cleaning up and filling lots, other times it pertains to homes. These homes are sometimes abandoned to us, other times we bring in units and or purchase units for re sale. In some communities we may also run home rentals.
- Ensure vacant lots are maintained. Sprayed for weeds, utilities in good working order, protected from weather
In General
- Work closely with Management
- Document according to our methodologies and in our designated systems (maintain utility maps, upload pictures of work, etc.)
- Ensure proper recording of your hours and tasks according to our methods
- Assist with ad-hoc requests consistent with your duties and responsibilities
- Practice efficient, effective and affirmative communication!
- Always adhere to safety precautions and never cut corners
- Be dependable, efficient, industrious and honest
- Work independently but know when to reach out and ask questions of your larger team

- Prioritize tasks within the confines of weather and team/customer demands
Other requirements of job:
- Valid driver’s license and insurance required as you will be driving in our communities and around our residents.
- Ability to withstand Wisconsin weather as you will need to work outside regularly for your job
- Ability to lift up to 30 pounds (Office Type Work) or 50 pounds (Grounds Type Work) safely and consistently and always use safety precautions in every aspect of your job.
- Proper use of and maintenance of equipment, supplies and protective gear when appropriate. Ability to ensure other employees do the same.
- Smart phone capable

Pay: $15.00 - $18.00 per hour
Expected hours: 15 – 30 per week
