Sage Credit Investment Partners (SCIP), a non-bank real estate lender headquartered in Durham, NC, with additional operations in Southern California, is seeking a motivated professional to help launch and build a new real estate private credit fund.

This role will be located in Southern California and will handle two distinct functions initially, with the expectation that the professional will specialize in one or the other function in the coming 1-2 years. The first function (1) is supporting the launch and growth of the fund, and the second function (2) is building relationships with homebuilders and developers and originating and underwriting loans in Southern California, with a focus on residential business purpose loans, defined as loans to home builders and other residential urban infill developers.

We understand that this dual-role is unique and that few candidates will have both types of experience. Training and support will be provided by the current team which consists of several professionals located in NC, plus the company founder who spends time in both NC and Southern California.

This position requires an entrepreneurial mindset and a desire to wear multiple hats. The successful candidate will be the company’s first professional located on the West Coast, which is expected to be a critical region for the company’s growth. Given the need to rebuild more than 16,000 structures after the recent fires in Los Angeles, there will likely be billions of dollars of business purpose loans originated in the Los Angeles area alone in the years ahead.

Sage Credit Investment Partners (SCIP) is both a non-bank lender and investment manager, specializing in real estate financing. We provide short-term, senior secured loans primarily in North Carolina and California for acquisitions, bridge financing, renovations, and construction projects, while offering steady income for our investor partners. Our goal is to build strong, long-term relationships with borrowers, providing valuable, tailored financing that encourages repeat business for future projects.

SCIP's founder has an extensive track record in real estate private credit, having previously built a lending business that has originated more than $5 billion in loans over the past 15 years. With a loan portfolio exceeding $1 billion, fewer than 1% of loans resulted in foreclosures under his leadership. This exceptional performance has already attracted strong investor interest in the new fund.

Key responsibilities

1) Fund and investor-facing functions :

Fund operations & portfolio management support

  • Review and comment on fund documents which are in process (private placement memorandum, partnership agreement & subscription agreement).
  • Ensure fund operations are consistent with representations made in fund documents by monitoring fund activities & coordinating with the lending operations team to build appropriate processes and resolve any issues that arise.
  • Collaborate with internal staff and 3rd party fund administrator, which performs fund accounting and investor reporting.
  • Assist founder with regular communications with fund investors.

Investor relations & capital formation support

  • Maintain and update fund marketing materials.
  • Attend meetings with prospective and existing investors alongside the founder and COO.
  • Manage follow-ups with potential investors, ensuring a seamless investment process.
  • 2) Loan origination / borrower facing responsibilities

  • Meet with potential borrowers (builders, real estate investors, etc.) to identify loan opportunities that align with SCIP’s investment criteria.
  • Gather necessary information to complete loan application and approval processes. There may be support available from other team members for portions of the underwriting process.
  • Collect and review all required loan documents, ensuring compliance with regulatory standards while creating exceptional experience for borrowers and investors.
  • Coordinate with internal operations team and borrowers as needed to close loans successfully .
  • Qualifications & skills

  • Excellent writing and editing skills to ensure high-quality investor marketing and performance reporting.
  • Strong customer service orientation to provide support and answer inquiries for borrowers and investors.
  • Experience with residential real estate investment and / or lending is very helpful but not required. Must have a strong interest in residential real estate projects and a desire to learn about new projects every day.
  • Experience in investment management or fund operations is highly valued.
  • Familiarity with private credit, fund compliance, and investor relations is beneficial.

    Compensation

    Compensation will include a competitive base, scaled to experience, plus performance based compensation and other benefits including use of a new vacation home in Santa Barbara.
