Position Title: Preventative Maintenance Technician
Reports to: HVAC Supervisor
Supervises: None
Primary Function: Perform Preventative Maintenance duties to include maintenance of HVAC systems and equipment. Perform Preventative Maintenance duties on plumbing systems and equipment. Perform repairs and replacement of HVAC and plumbing equipment.
Must be able to work with and have daily interaction with a diverse group of people such as Archabbot, Prior, faculty department heads, students, tradesmen, contractors, vendors, custodians and others as required.
Education: High School Diploma or GED. Knowledge of building maintenance including various commercial HVAC and plumbing systems. Ability to read and interpret blueprints, specifications, and maintenance manuals. Must possess a valid drivers license.
Experience: Some mechanical background HVAC equipment maintenance desired. The ability to use and maintain tools, chemicals, and equipment common to Preventative Maintenance tasks.
Essential duties:
- Performing routine maintenance tasks on HVAC and plumbing systems such as oil changes, lubrication, and tightening connections. Clean evaporator coils, replace filters and belts.
- Repair plumbing equipment such as faucets, flush valves, open clogged drains.
- Assist with replacing motors on equipment.
- Inspect for potential issues through visual checks, unusual sounds, and using diagnostic tools. Report needed repairs of equipment to supervisor.
- Troubleshoot and diagnose problems, conduct repairs, or replace parts to ensure equipment functions properly.
- Perform preventative maintenance on roof drains, gutters, and down spouting. Remove roof debris.
- Perform routine maintenance of radiators and closed loop heating and cooling systems, including heat piping, steam piping and pipe insulation.
- Report to supervisor the need to purchase parts and supplies such as filters, belts, motors, thermostats, and chemicals. Maintain an inventory of supplies in stock. Keep accurate records of where supplies have been used.
- Complete assigned work orders by following instructions and document maintenance activities including working time to complete, costs, materials used to close work orders.
- Work independently or with others.
- Required to assist in other duties as assigned
Special challenges and environment:
- Must understand and direct how to follow safety precautions and procedures both verbal and written.
- Occasionally lift and/or manipulate heavy objects with assistance from others.
- Working in mechanical rooms with high voltage and high-pressure steam.
- Operate power equipment needed to perform assigned tasks.
- Work involves exposure to unusual elements of dirt, biohazards, dust, temperature, fumes, and unpleasant odors, and/or noise. Work outside in the weather elements.
- Working in high locations such as roofs, ladders, lifts. Work in small spaces such as crawl spaces and attics.
- Work involves considerable physical activity including lifting, pulling or pushing objects weighing up to 50 pounds.
- Environment may involve some exposure to hazards, such as chemicals, and physical risks are mitigated by and required following safety rules and precautions and understanding SDS product sheets.
- Adhere to safety protocols and procedures when working with equipment and machinery. Wear proper Personal Protection Equipment. Adhere to lockout/tagout protocol.
- Must be able to adjust to continual changes while planning and finishing jobs.
- Must always be available on call, including weekends and nights. Must be available for overtime work hours.
