What are the responsibilities and job description for the Maintenance Director position at Salem West Healthcare Center?

Salem West Healthcare Center -

Direct daily and long-term activities for the maintenance functions at the center.
Prepare work schedules.
Supervise activities of work team to assure that goals are met.
As part of the center budget process, prepare and administer annual budget for maintenance.
Conduct environmental rounds
Plan, develop and schedule preventive maintenance for the center.
Establish standards for preventive maintenance and cleaning
Train employees to assure proper implementation of standards
Provide all tools necessary to effectively administer program.
Conduct environmental rounds
Communicate and interact with residents and other departments.
Administer contracts for outsourcing of maintenance functions for those activities that cannot be accomplished using internal resources.
Performs maintenance activities as required.
Evaluate staffing needs in maintenance department.
Interview, hire, counsel, evaluate, and discipline employees.
Monitor inventory of supplies to assure that adequate amounts are kept on hand to meet center demands.
Assure that inventories of supplies are conducted regularly.
Track and adjust inventory levels as necessary to meet center needs.
Participate and contribute as a member or leader of various committees, such as safety, hazardous materials, etc.
Maintain records of equipment and building repairs and expenses to predict the useful life of equipment and building and future expenses to repair and / or replace.
Perform other related activities as assigned or requested.

Qualifications & Experience requirements

Associates Degree in related field preferred or equivalent experience plus 3 to 5 years related experience

Prior work experience in a related field plus at least 3 years prior management / supervisory experience

Knowledge / Skills / Abilities

Knowledge of federal, state, and local codes and regulations; State regulations applicable to Nursing Homes; Knowledgeable on survey protocol and the Guidance to Surveyors of LTC facilities; JCAHO regulations and policy development as it pertains to JCAHO.

General knowledge of mechanical systems, cleaning methods and chemicals, floor care, fire safety, emergency preparedness, quality control systems, and financial controls.

Excellent supervisory and communication skills and the ability to deal effectively with, motivate and train immediate staff and other employees at center to assure goals are met within established time frames.

Must be able to implement Quality Improvement programs as they pertain to maintenance.

Past exposure to and implementation of Total Quality / Quality Improvement programs in the area of maintenance.

Work environment

May work beyond normal working hours, on weekends and holidays, when necessary.

Is subject to frequent interruptions.

Field based work required. Occasional overnight travel will be required as times with field based assignments.

Ability to move (sit, stand, bend, lift) intermittently throughout the workday.

Ability to lift, push, pull, and move a minimum of 50 pounds.

Mental effort / demands (With or Without the Aid of Mechanical Devices)

Ability to function independently and have flexibility, personal integrity, and ability to work effectively with staff and support agencies.

In good health and demonstrating emotional stability.

Ability to cope with the mental and emotional stresses of the position.

Communication (With or Without the Aid of Mechanical Devices)

Must be able to read, write and speak the English language in an understandable manner.

Sensory requirements (With or Without the Aid of Mechanical Devices)

Ability to see and hear or use prosthetics that will enable these senses to function adequately to assure that the requirements of this position can be fully met.
