Project Manager for the Contract:
The Contractor shall designate a Contract Project Manager, in writing, and provide the name and contact information to the CO or his/her designee. The Contract Project Manager is considered essential to the work being performed under this Contract. The Contract Project Manager is defined in C.1.2.2.
The Contract Project Manager shall have complete authority to act for the Contractor in every detail during the term of the Contract, and shall have the authority to exercise financial expenditures and controls, accept notices of deductions, inspection reports and all other correspondence on behalf of the Contractor. This Contract requires onsite managerial supervision. The Contractor can fulfill this requirement by having the Contract Project Manager located onsite or having an additional Onsite Supervisor. If the Contractor decides that the requirement is to be filled with an Onsite Supervisor, the above requirements for Contract Project Manager shall be the same.
Additional Required Skills:
- Experience interpreting contract documents.
- Experience reading and interpreting blueprints and construction specifications.
- Experience scheduling preventive maintenance and repairs.
- Experience applying a Quality Control program (inspecting, scheduling, verifying all contract requirements are completed, correcting QA inspection findings, responding to tenant complaints, improving processes to correct repeated findings, etc).
- Experience with contracting with and supervising Subcontractors
- Experience with general administrative duties; including, but not limited to, creating reports.
- The Contractor shall be proactive in attempts to meet all current and future energy and utility goals of the Government. The Contractor must establish a Performance Plan addressing operational methodology for tracking, trending and improving facility efficiencies.
- Ability to attend Tenant Meetings and discuss building issues.
- Experience with hiring talent required by the buildings and the contract
- If supervising Custodians see Custodial Supervisor required skills.
- Shall be fully conversant in English
