SalonPLEX Territory Leasing Manager Job Description (SWFL)
Overview: As the SalonPLEX Leasing Territory Manager for the SWFL market, you will lead leasing operations and strategic initiatives across designated territories within the city. Your role will be pivotal in ensuring high occupancy rates, tenant satisfaction, and alignment with corporate objectives for SalonPLEX locations in the area. This role requires fluency in both English and Spanish to effectively serve our diverse community.
Duties and Responsibilities:
Leasing Operations:
- Tenant Recruitment and Onboarding: Oversee the recruitment and onboarding of new tenants, managing outreach, facility tours, lease execution, move-in coordination, and continuous support to ensure smooth transitions.
- Tenant Support and Compliance: Ensure tenants adhere to facility protocols, including the Professional Code of Conduct, maintenance procedures, access protocols, and regulatory requirements. Provide guidance on legal documents such as insurance, permits, and licenses to ensure compliance.
- Market Rate Management: Monitor and manage market lease rates, minimizing variances during renewals and suite turnovers. Maintain detailed financial records and benchmarks to optimize revenue generation. Ensure timely execution of annual lease renewal increases for all tenants.
- Tenant Retention: Develop and implement strategies to improve tenant satisfaction and reduce turnover. Analyze retention rates and initiate actions to enhance long-term occupancy.
- Database Management: Manage tenant databases, ensuring smooth onboarding and accurate tracking on SalonPLEX platforms while recognizing business milestones.
Marketing and Promotions:
- Marketing Oversight: Manage SalonPLEX marketing platforms, ensuring up-to-date tenant information through SP’s Pro App and digital management systems. Develop and execute marketing campaigns to drive awareness, leads, and occupancy rates.
- App Development: Guide the growth of the SP Pro App and CAC platform through data analysis and initiatives aimed at boosting tenant engagement.
- Referral and Income Management: Administer referral programs, manage tenant payouts, and oversee rental income in line with SP Accounting requirements.
- Suite Turnover Management: Oversee suite turnover processes, ensuring repairs and maintenance are completed on schedule to meet tenant expectations.
Corporate Initiatives and Financial Goals:
- Corporate Alignment: Align leasing strategies with corporate objectives to ensure cohesive execution of organizational goals.
- Financial Achievement: Maximize rental income, reduce vacancy rates, and optimize lease terms to enhance revenue streams.
- Budget Management: Support the development and management of budgets for leasing operations to ensure fiscal responsibility and strategic resource allocation.
- Performance Metrics: Monitor and report on key performance indicators (KPIs) related to leasing activities, offering insights and recommendations for continuous improvement.
Relationship Management:
- Member Engagement: Build and maintain strong relationships with SalonPLEX members. Foster communication and collaboration to meet member needs and ensure high satisfaction levels.
- Community Building: Promote a collaborative community atmosphere, facilitating networking opportunities and addressing member concerns effectively.
Analytical Responsibilities:
- Data and Reporting: Manage key database spreadsheets, including Member Leasing Overview, Monthly Turnover Reports, Occupancy Reports, Lead Management in CRM, and Competitor Analysis.
- Occupancy Maximization: Implement strategies to maintain peak occupancy levels. Use COSMOS databases to engage leads through email and social media campaigns.
Qualifications:
- Bachelor’s degree in Business Administration, Real Estate, Marketing, or a related field. A Master’s degree is preferred.
- Proven experience in leasing management, preferably in a regional or multi-site environment.
- Strong understanding of market dynamics, lease agreements, and regulatory requirements.
- Exceptional communication, negotiation, and interpersonal skills.
- Proficiency in CRM software, database management, and digital marketing platforms.
- Ability to think strategically and execute leasing strategies in alignment with corporate goals.
- Analytical mindset with the ability to interpret data and drive informed decisions.
- Fluency in English and Spanish is required to effectively communicate with our diverse clientele.
- Willingness to travel within the designated territory as required.
