Sand Companies is seeking a Roaming Maintenance Supervisor to oversee the maintenance functions for three of our properties in the Twin Cities area. The Maintenance Supervisor is responsible for providing well maintained properties at a variety of multifamily rental properties. This position is also responsible for coordinating maintenance schedules, training, developing, hiring, and disciplining staff, assisting with special projects, and developing preventive maintenance schedules while remaining within the established budgetary guidelines.

ESSENTIAL FUNCTIONS :

• Respond to resident work orders. Promptly repair items. Communicate with the Property Manager status of work orders and maintenance charge back items.
• Repair or make recommendations for repairs and perform preventive maintenance of all mechanical / electrical, HVAC, refrigeration and plumbing systems, residential unit and building components, furniture, fixtures and equipment, and other items as needed.
• Perform touch up painting, carpentry, plumbing, and other jobs as necessary. Advise if an outside contractor is needed.
• Supervise and provide oversight to all Maintenance Technicians. Help train, develop, hire, and discipline maintenance staff. Ensure consistent and uniform preventative maintenance and repairs are being completed.
• Manage weekly maintenance schedule and on call schedule.
• Inspect HVAC and mechanical components on a regular schedule. Maintain records as required.
• Order supplies. Maintain an adequate inventory of supplies. Keep storage areas clean, neat, and organized.
• Complete repairs for unit turns.
• Assist with maintaining grounds and top-quality curb appeal.
• Communicate with Property Manager and Leadership team any problems or unusual matters of significance.
• Respond to emergency calls after hours on a rotating schedule.

SKILLS AND KNOWLEDGE :

EDUCATION / EXPERIENCE REQUIREMENTS :

High School Diploma or G.E.D.

2-5 years’ experience in Property Maintenance role

Strong knowledge of plumbing, electrical, and appliance repair Prefer MN State special engineer boilers license or CRMT designation Supervisory experience preferred

OTHER REQUIREMENTS :

Pass a drug and background check

Valid Class D Driver’s license with a good driving record Medical card or ability to obtain one

Ability to respond after typical business hours, to include middle of the night and weekends
