What are the responsibilities and job description for the Property Manager I position at Sand Companies Inc?
JOB SUMMARY:
The Property Manager is responsible for overseeing up to 75 units and all aspects of the property including but not limited to proper staffing, tenant relations, accurate accounting, leasing and marketing activity, cost containment, and setting and attaining financial goals. The Property Manager also oversees building cleanliness, maintenance, and curb appeal.
ESSENTIAL FUNCTIONS:
1. Accurately process paperwork to include new move-ins, annual re-certifications & security deposit worksheets.
2. Collect & deposit rents. Review delinquency report, assign late fees, & file Eviction Notice (Unlawful Detainer) per company policy and lease terms.
3. Maintain positive relationships with Residents. Timely follow-up with questions, concerns, or issues in a professional manner.
4. Meet or exceed monthly vacancy goals. Show available rental units. Follow-up with potential residents. Place advertisements and market available units. Maintain detailed knowledge of market.
5. Meet or exceed property budgets. Understand and review monthly financial statements.
6. Manage maintenance work orders & meet with technician weekly. Follow policy regarding maintenance charge back items.
7. Walk property daily & oversee building, grounds & equipment. Participate in all property inspections.
8. Meets with Caretaker(s) or cleaning vendor weekly to discuss needs or upcoming projects. Provides training, support, and feedback to staff.
9. Complete all required monthly calendar reporting requirements timely: Includes rent deposits.
10. Follow Operating Policy and Procedures manual and maintain/update the property information book.
11. Performs general office duties: complete requested reports, answer phones, file, order supplies.
12. Collect proposals from vendors and make recommendations. Coordinate vendor schedules.
13. Maintain crime free/drug free housing.
14. Coordinate community activities.
15. Provide mentoring and training to new staff.

4. Computer skills including, proficiency in Word, Excel, Outlook, and Yardi software.

EDUCATION/EXPERIENCE REQUIREMENTS:
High School Diploma or G.E.D.
Prefer an Associate’s Degree in Business, Real Estate, or related field or time in field equivalent 5 years of Property Management experience
Prefer accreditation in real estate, property management, property maintenance and/or tax credit compliance
OTHER REQUIREMENTS:
Pass a drug and background check.
Valid Driver’s License may be required.

Summary
The Property Manager works primarily indoors in a temperature controlled environment. This position requires long periods of sitting and computer use, frequent verbal and written communication, and listening skills. Must also be able to walk an extended distance, squat, push, and lift and carry, in order to inspect units and help maintain the curb appeal and cleanliness of the property.
