Position Summary:

Asset Management Analyst/Associate for a twelve-property institutional Class A commercial and mixed-use property portfolio consisting of approximately $3.2 Billion in existing income properties, and $6 Billion in development projects. Hands on support and a key participant of a small institutional asset management department, associated property management, construction management, and development departments. Excellent learning opportunity for commercial real estate asset management, leasing, operations, budgeting, and forecasting.

 

Responsibilities:

Budgets – Support and participate in creation, review, monitoring of

  • Plans and budgets for each asset to maximize income and long-term value.
  • Review monthly operating statements and evaluate financial performance relative to budgets.
  • Provide primary analytical support needed to monitor and implement each property's business plan and budget.

Financial Analysis:

  • Create and maintain Excel based financial analysis models for budgets, cash flows, leases, forecasts, capital improvements, possibly development.

Operations – Support and participate in portfolio and property level asset management.

  • Manage tracking capital projects in coordination with leasing, construction, and property management.
  • Problem-solve property and portfolio level issues through research, analysis, and implementation.
  • Work with property management team on operational matters.

Leasing:

  • Support and participate in commercial space marketing and lease negotiation, tenant improvement work letters and lease analysis. Work with leasing/marketing teams, property management, and construction management to complete leasing plans.

Document review

  • Prepare abstracts of documents such as commercial leases, loan documents, etc.
  • Monitor financial and legal requirements in connection with the portfolio, abstracting the information necessary to ensure compliance and facilitate business processes.

Investor Relations

  • Assist in supporting relationships with capital partners, including reporting, market reports, special requests, and relevant analysis.

 

Experience & Skills:

  • Career Experience – Two to eight years’ experience in commercial real estate, finance, or similar.
  • Financial Modeling – Solid experience/ability in building and maintaining financial models in Excel. Argus experience helpful, but not required.
  • Real estate contracts – Some experience/exposure with commercial real estate leases, loan agreements, purchase & sale agreements, etc.
  • Software – Experience with Word, Excel, PowerPoint, Outlook, and Excel required. Experience with Yardi, and Argus desired, and or ability to learn quickly.

 

Education:

Bachelor’s degree in real estate, finance, engineering, or accounting.

Master’s degree in business administration considered but not required.
