Job Title: Development Associate
Salary: $90k - $110k base, plus bonus up to 20%, plus full benefits package – Same salary range applies to the Assistant Project Manager role
Location: Hollywood, FL
Role Responsibilities:
- Manage all phases of real estate development, starting with acquisition and continuing through to construction completion.
- Build and maintain detailed pro forma models and investment analyses for upcoming development deals, specifically within the luxury multifamily and hospitality sectors.
- Evaluate potential investments by generating return metrics and financial scenarios, requiring a solid grasp of concepts like IRR, debt yield, and cash-on-cash return.
- Perform in-depth market research to validate key inputs, including evaluating historical trends, analyzing supply-demand dynamics, and reviewing recent comps and relevant market activity.
- Facilitate due diligence efforts by collaborating with brokers and third-party partners.
- Keep the active deal pipeline organized and updated for internal tracking and prioritization.
- Draft materials for Investment Committee approval meetings and assist in adapting these documents into private placement memorandums to support capital fundraising efforts.
Ideal Candidate Profile:
- 2–4 years of experience in commercial real estate, with preferred exposure to luxury multifamily or hospitality developments.
- Holds a Bachelor’s degree in a related discipline such as Real Estate, Finance, Business, Accounting, or Economics.
- Expert-level proficiency in Excel modeling with the ability to independently build complex financial models (e.g., waterfalls, JV structures, sensitivity analyses, portfolio evaluations).
- Strong analytical skills and attention to detail.
- Highly self-motivated, collaborative team player comfortable wearing multiple hats in a lean organization.
- Strong reasoning and problem-solving capabilities.
- Exceptional written and verbal communication skills.
- Ability to effectively manage multiple tasks and responsibilities simultaneously while maintaining accuracy.
