The Sanford Housing Authority (SHA) is hiring! We have an immediate need for a Maintenance Technician. The salary range for this full-time, non-exempt position is $32,839.00 - $48,225.18 annually. As a full-time role, the Maintenance Technician is eligible to participate in SHA's benefits program. The posting will be open until filled.
POSITION SUMMARY
SHA is seeking a skilled Maintenance Technician to oversee the maintenance of buildings, facilities, grounds, and light equipment. Reporting to the Property Manager, the Maintenance Technician utilizes a high level of skill and experience in various trades to ensure the upkeep of our properties in accordance with HUD standards. As a member of the Maintenance division within the Operations department, the Maintenance Technician successfully carries out moderate maintenance and repair activities, including carpentry, electrical, plumbing, welding, and general repairs in response to service requests and inspections.
ESSENTIAL FUNCTIONS AND DUTIES
At a minimum, the Maintenance Technician will be responsible for successfully carrying out the following essential functions and duties in a professional and timely manner:
- Diagnose and repair issues in buildings and facilities, including plumbing, carpentry, electrical, mechanical, and related trades.
- Perform rough and finished carpentry work, including installation and repair of doors, framing, wall partitions, cabinetry, flooring, and tile.
- Conduct electrical work, including wiring, troubleshooting, and replacement of switches, outlets, circuit breakers, and light fixtures.
- Maintain plumbing systems, including the installation and repair of fixtures, pipes, and drains.
- Repair and maintain appliances and equipment, such as furnaces, dishwashers, stoves, water heaters, refrigerators, and smoke detectors.
- Perform general interior and exterior repairs, such as structural components, roofing, masonry, concrete, gutters, downspouts, fences, gates, doors, windows, and insulation.
- Operate and maintain small engines, hand tools, pumps, chain saws, and maintenance vehicles.
- Install HVAC systems and perform preventive maintenance and repairs.
- Prepare surfaces for painting and perform painting tasks.
- Maintain cleanliness and orderliness of work areas, tools, and equipment.
- Operate equipment necessary to maintain and repair grounds and properties.
- Perform emergency and after-hours work as required.
- Follow established safety procedures and standards.
- Report lease violations and unsafe conditions.
- Prepare and submit reports and records.
- Inspect damage to properties and determine tenant responsibility for repairs.
REQUIRED QUALIFICATIONS
Education: High school diploma or GED, or vocational technician certification beyond high school.
Experience: Two years of experience or training in building construction, maintenance, or equivalent combination of technical training and experience.
Other Qualifications, Knowledge, & Skills: To be optimally successful in this role, the ideal candidate will have the following qualifications:
- Certifications in Fair Housing and Uniform Physical Condition Standards (UPCS) must be obtained within one year of employment.
- Thorough knowledge of trade skills, methods, materials, tools, and equipment used in maintenance.
- Knowledge of local codes, building codes, electrical codes, and accessibility requirements.
- Ability to understand and comply with HUD's UPCS for REAC inspections.
- Proven experience in proper handling of hand tools, power tools, and test equipment.
- Ability to read and understand repair manuals, shop drawings, specifications, schematics, and technical documents.
- Strong communication skills, both verbal and written.
- Ability to establish and maintain effective working relationships with employees and residents.
- Must possess a valid North Carolina driver's license with a good driving record.
- Availability for occasional overnight travel for training.
- Must pass employment drug screening and criminal background check.
- Maintain a professional appearance and attitude with all stakeholders.
- Demonstrated strong verbal and written communication skills.
- Ability to demonstrate reliability through punctuality and consistent attendance.
- Ability to pass required pre-employment background checks, including criminal history and drug screening.
- Availability for occasional overnight travel and weekend work.
PHYSICAL REQUIREMENTS
- Ability to perform heavy lifting, carrying, prolonged standing, walking, reaching, bending, pushing, pulling, kneeling, crouching, stooping, climbing, balancing, and lying prone.
- Ability to operate hand tools, power tools, and equipment.
- Must be able to lift up to 50 pounds without assistance.
- Must have a sense of balance for standing on ladders.
- Must have vision and hearing corrected to operate a vehicle and perform job functions.
- Exposure to weather extremes, with occasional exposure to electrical shock hazards, dangerous heights, chemicals, and skin irritants. Use of protective equipment is required.
