General Description
Routine field and office work in the collection of land and property data for appraisal purposes.
Essential Job Functions

- Contacts property owners and obtains detailed information on real property values
- Compiles and reviews records necessary for building and land appraisals, including building permits, building plans, maps, zoning designations, improvement classifications, et al;
- Operates a motor vehicle to the site of appraisal;
- Reads building dimensions and component information from building plans;
- Measures perimeter of structures and inputs data into CAMA system, and verifies information in the field;
- Takes photographs of the appraisal property;
- Computes area and perimeter of structural improvements;
- Reviews property records and other data for physical characteristics, area development, accessibility, and compliance with zoning and related regulations;
- Compiles recent land sales data from local governmental records, title, and abstract sources, newspaper reports/classified ads, promotional information, real estate listings, et al;
- Determines sales price and analyzes data by comparison with similar real estate transactions;
- Performs basic title search and comprehends routine legal descriptions;
- Performs clerical duties;
- Assists public in providing appraisal oriented information;
- Properly annotates and identifies structural components and physical characteristics;
- Interacts with the public in an effective and courteous manner.
- Must be able to meet minimum attendance standards.
- Performs related duties as required.

KNOWLEDGE OF: Mathematic applications to include arithmetic, algebra, geometry, and their applications; administrative and clerical procedures and systems; principles and processes for providing customer and personal services, including needs assessment, techniques, quality service standards, alternative delivery systems, and customer satisfaction evaluation techniques; real estate appraisal methods and techniques; types of building construction, design techniques, principles, tools, and instruments involved in the production and use of precision technical plans, blue prints, and drawings; computer skills within Windows 10/11Microsoft 365, Microsoft Word, and Microsoft Excel.
ABILITY TO: Follow policies and procedures; complete administrative tasks correctly and on time; support organization's goals and values; gain knowledge of statutes and ordinances governing appraisal of real property; gain knowledge of general land values and land use characteristics in the county; gain knowledge of legal descriptions, metes and bounds, and related means of locating property from county maps; gather and analyze information skillfully; make prompt and accurate calculations; answer questions tactfully; use reason even when dealing with emotional topics; provide accurate information to the public, et al.; attain a a Florida Department of Revenue Certified Florida Evaluator (CFE appraisal certification or designation. Attain a Remote Pilot Airman Certificate and maintain certification as required by the FAA. Serve as Visual Observer for assigned Unmanned Aircraft Systems (UAS) flights; become familiar with the safe operation of UAS in the National Airspace System (NAS) in compliance with the requirements of Title 14 of the Code of Federal Regulations (14 CFR) Part 107, Small Unmanned Aircraft Systems, along with the most current Advisory Circular issued by the U.S. DOT FAA regarding UAS and/or 14 CFR Part 107, and the proper flight, operation, and general care of UAS and associated equipment.
SKILLS: Oral and written communication skills; effectively operate a desktop, laptop, and tablet computer; enter data.
Minimum & Preferred Qualifications
Bachelor’s Degree from an accredited four-year college or university; supplemented by three (3) years of experience in real estate or real property appraising; or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. Work experience in a Property Appraiser’s office is preferred.
LICENSURE AND/OR CERTIFICATIONS:
Requires a valid driver license at the date of hire and maintain said license while employed in this position.
