Job description
We are looking for a Property Manager to join our team. To Help us in maintaining the integrity of property while ensuring a positive living condition and working environments for all. The project resides in Atlanta, GA and is well capitalized. The company is involved in the ownership and management of apartments, as well as construction of multi-family developments. We are looking for an experienced property manager to oversees the day-to-day operations of 3 tax credit apartment community, including but not limited to, tenant screening, rent collection, maintenance coordination, lease management, property marketing, and financial reporting, acting as a liaison between property owners and tenants while ensuring the property is maintained in good condition and complies with relevant regulations. The candidate must have excellent communication skills, demonstrate a professional appearance and demeanor and be computer literate. Must have at least 5 years of experience as a property manager of a tax credit property.
The job scope includes but is not limited to the following duties:
- Manage owner inquiries and resolve issues in a timely manner to maintain high levels of owner satisfaction.
- Oversee property maintenance activities, coordinating with vendors, maintenance staff and contractors to ensure timely repairs and upkeep.
- Conduct regular inspections of property to ensure compliance with safety standards and regulations.
- Strong financial background to develop budgets and cost-saving options.
- Microsoft Office Suite and strong computer skills
- Advertise available units and screen potential tenants
- Conduct tenant interviews and background checks
- Execute lease agreements and renewals
- Collect rent payments and manage late payments
- Address tenant concerns and complaints
- Enforce lease terms and property rules
- Maintain accurate property records and documentation
- Coordinate tenant evictions if necessary
- Track income and expenses
- Prepare financial reports for property owners
- Monitor property insurance policies
- Attending meetings with property owners, Asset Managers, regional managers and stakeholders.

Job Type: Full-time
Pay: $60,000 - $70,000 per year (With Quarterly bonuses)

Experience:
- Property Management: 5 years (Required)
- LIHTC: 5 years (Required)
- At least 5 years of experience with distressed property
- Must have knowledge of local public housing rules and regulations and LIHTC tax credit knowledge is a must.
- Must be knowledgeable with the AppFolio operating system.
- Bachelor’s degree in business or related field preferred.
- Excellent written and verbal communication skills.
- Strong organizational and time management skills.
- Ability to prioritize and address multiple tasks.
