We are a new, professionally managed self storage facility in Carrollton, GA, currently in the lease-up phase. We are looking for a dependable and motivated Onsite Self Storage Manager who thrives in a fast-paced, customer-first environment. This is a hands-on role where every rental matters, and the ideal candidate will take full ownership of the facility’s day-to-day success. Key Responsibilities:
Customer Service & Leasing
- Greet prospective tenants, conduct facility tours, and close rentals
- Assist customers in selecting the right storage unit based on their needs and budget
- Complete lease agreements and explain policies clearly
- Manage customer inquiries via phone, email, and in-person
- Promote units through grassroots and online marketing channels
Operations & Facility Management
- Perform weekly property inspections to ensure safety, cleanliness, and security
- Coordinate maintenance and repairs with vendors and contractors
- Maintain curb appeal and cleanliness of the office and grounds
- Handle light maintenance and cleaning tasks as needed
Revenue Management & Collections
- Monitor tenant accounts and follow up on late payments
- Conduct weekly collection calls, emails, and texts to manage delinquencies
- Follow Georgia Lien Law procedures for delinquent accounts
- Execute rental rate increases and pricing strategies in coordination with ownership
Reporting & Administration
- Submit weekly and monthly reports on occupancy, collections, and expenses
- Maintain accurate records in storage management software
- Track expenses and manage basic operational budgets
- Keep inventory of office supplies and facility needs
Qualifications:
- Excellent communication and customer service skills
- Organized, dependable, and detail-oriented
- Proficient with computers, Excel, and self storage software
- Able to lift up to 50 lbs and perform physical tasks around the facility
- Self-starter who works independently and takes full ownership
Preferred Experience:
- Self storage, property management, or retail management experience
- Experience with marketing, both online and grassroots/local outreach
