Direct the management of building and property maintenance contracts, monitor, and prioritize maintenance requests, office furniture requests, office buildouts and related requests.

Develop and manage the annual operational budget, including forecasting, expense tracking, and cost optimization for all facilities-related expenses.

Conduct due diligence on vendors and contractors, negotiate terms, and make strategic recommendations to optimize services and cost-effectiveness. Evaluate leases to ensure accuracy and alignment with business needs, proactively plan for lease renewals, and work closely with legal teams to finalize agreements. Manage relationships with real estate brokers, architects, and interior designers and guide long-term space planning strategies to support business growth and operational needs.

Lead office space planning, office move coordination, and ensure successful execution of office expansion, consolidation, and remodeling projects, including onboarding new facilities acquired through mergers and acquisitions (M&A). Create, update, and refine department processes to align with best practices and organizational goals.

Ensure offices meet health, safety, ergonomics, and functionality standards while maintaining aesthetic and brand consistency.

Oversee all annual systems maintenance is accurate and completed in a timely manner such as fire alarm testing, fire extinguisher and emergency light maintenance, irrigation systems, and other systems as required.

Inventory and report on all office space leases and utilization metrics, providing insights to leadership for decision-making.

Establish and maintain office décor and space standards that reflect our brand, and enhance our client and employee experience. This includes planning of shared visitor/hotel landing space areas across locations as needed.

Direct the access control, security system monitoring, and maintenance needs across all Savant offices to ensure safety and security

Oversee the office supply replenishment process to meet the requirements of each Savant location, ensuring consistency and cost efficiency

Ensure that a high level of service is provided to Savant team members by managing the facilities helpdesk and addressing concerns in a timely manner.

Collaborate with the Savant Finance team on CAMs management and cost monitoring, ensuring all facilities-related expenses are within budget

Select, supervise, empower, coach, develop, and retain a team of qualified individuals through effective hiring, employee development, performance management, succession planning, and recognition.

Develop and execute a clear succession plan for all key roles within the team, ensuring readiness and continuity in leadership positions.

Align team objectives and individual performance metrics directly with organizational strategic goals, ensuring clear communication and understanding of how team efforts contribute to broader company success.

Oversee and lead staff, including hiring, assigning work, and recommending salary increases, promotions, transfers, demotions, or terminations.

Maintain open and effective communication, ensuring that team members are informed, engaged, and aligned with firm updates and strategic changes.

Actively engage in ongoing coaching, providing regular, constructive feedback and guidance to foster professional growth and improvement.

Qualifications
- BA/BS degree in Business, Engineering, Architecture, or equivalent experience

10 years proven success in a facilities/building management role

Proven management and supervisory experience required

Experience in financial services company environment is preferred

Proficient in Microsoft desktop applications

Proficient in maintenance management/support ticketing request software

Familiarity with access control and security systems and related software

Ability to negotiate tenant lease contracts and contractor/job site vendor contracts

Well versed at solving issues and delegating work tasks

Excellent written and verbal communication skills

Excellent organization, project management, and time management skills

Experience in planning and executing large, complex projects

Adept at leading strategies for continuous improvement and executing change management

Ability to travel to regional office sites as necessary

Valid driver’s license, reliable transportation and evidence of auto insurance
