Position Title: Maintenance

Supervisor’s Title: Administrator

General Statement of Responsibilities:

The primary purpose of your job position in maintenance is to keep the grounds, facility, and equipment in a safe and effective manner, in accordance with established procedures, and as directed by your supervisor, to assure that a successful, viable maintenance program is sustained at all times.

Qualifications:

1. High School Education

2. Ability to follow oral and written instructions.

3. A valid PA Drivers License

Responsibilities:

1. Perform routine maintenance on grounds, parking area, driveways, etc., as necessary/directed.

2. Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed in accordance with established procedures.

3. Follow all established safety procedures and precautions when performing maintenance service

4. Maintain general plant and facility in good repair, ensuring a safe, clean, and orderly environment.

5. Clean windows and screens as needed.

6. Replace all burnt out light bulbs and performs housekeeping duties in very high places.

7. Report all incidents/accidents to the administrator immediately.

8. Service heating and cooling systems as specified by the manufacturer and in compliance with established procedures.

9. Perform unscheduled maintenance tasks as directed.

10. Report equipment malfunctions of breakdowns to your to your supervisor as soon as possible.

11. Report all unsafe conditions to your supervisor immediately.

12. Ensure maintenance supplies have been replenished in work areas as necessary.

13. Ensure that maintenance schedules are followed.

14. Attend and participate in in-service educational classes and on–the-job training programs.

15. Attend and participate in workshops, seminars, etc., as approved.

16. Assure that the facility and its equipment is properly maintained for resident comfort and convenience.

17. Assure that work areas are clean and equipment, tools, supplies, etc. are properly stored before leaving such areas on breaks or for end of workday.

18. Keep your work area(s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, etc. to assure that all established safety rules/regulations are followed at all times.

19. Follow established policies and procedures concerning infection control when performing maintenance services in isolation areas.

20. Attend infection control meetings.

21. Clean sewer system weekly (clean, check valves on compression airflow, add chemicals as required), clean drains with enzymes lately.

22. Check and maintain sprinkler systems and fire alarm systems.

23. Check water supply pressure tank. Clean grease screens above stove monthly.

24. Clean clothes dryers monthly.

25. Clean rain gutters and tar roof as needed.

26. Check water faucet temperatures daily.

27. Check electrical ground of outlets yearly.

28. Cover tank room windows in fall, uncover in spring.

29. Winterize lawn mower yearly.

30. Do a monthly maintenance check on: geri chairs, wheelchairs, shower chairs, and carts, 02 cylinders and suction machines.

Specific Requirements:

1. Must be able to read, write, and speak the English language.

2. Process the ability to make independent decisions when circumstances warrant such actions.

3. Possess the ability to deal tactfully with personnel, residents, family members, visitors, and the general public.

4. Be a minimum of 18 years of age.

5. Willingness to work harmoniously with other personnel.

6. Ability to minimize waste of supplies and misuse of equipment.

7. Possess the ability to seek out new methods and principals and be willing to incorporate them into existing maintenance practices.

Physical Requirements:

1. Must be able to move intermittently throughout the workday.

2. Must be able to cope with the stress involved with the position.

3. Must possess sight and hearing senses or use prosthetics that will enable senses or use prosthetics that will enable senses to function adequately so that the requirements of this position can be fully met.

4. Must function independently, be flexible, have personal integrity, and the ability to work effectively with others.

5. Must be in good physical health and demonstrate emotional stability.

6. Must be able to lift, push/pull, and move heavy equipment and supplies throughout the workday.

Overview
We are seeking a dedicated and experienced Maintenance Supervisor to oversee the maintenance operations within our facility. The ideal candidate will possess strong leadership skills and a comprehensive understanding of both low and high voltage systems, HVAC, and industrial maintenance practices. This role requires a proactive approach to ensure that all equipment is functioning optimally and that safety standards are upheld.

Responsibilities
- Supervise and coordinate the activities of the maintenance team to ensure timely completion of tasks.
- Conduct regular inspections of facilities and equipment to identify maintenance needs.
- Develop and implement preventive maintenance programs to minimize downtime.
- Manage projects related to maintenance upgrades, installations, and repairs.
- Ensure compliance with safety regulations and maintain a safe working environment for all staff.
- Train and mentor team members in best practices for maintenance procedures.
- Utilize diagnostic tools such as ohmmeters to troubleshoot electrical issues.
- Maintain accurate records of maintenance activities and inventory management.

Skills
- Proficient in low voltage and high voltage electrical systems.
- Strong leadership abilities with experience in managing teams effectively.
- Excellent project management skills to oversee multiple tasks simultaneously.
- Knowledgeable in industrial maintenance practices, including HVAC systems.
- Familiarity with logic controllers and their applications in maintenance tasks.
- Ability to communicate effectively in English, both verbally and in writing.
- Strong problem-solving skills with a logical approach to troubleshooting.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Schedule:

  • Monday to Friday
  • On call
