YOUR IMPACT
Your talent for precision and design will come to life as you collaborate with our design and production teams to bring dream homes to reality-on paper first, of course. You'll be the mastermind behind the construction documents that meet city permit requirements and serve as the blueprint for our production team to work their magic
WHAT YOU'LL DO
- Keep our Architecture Notebook and Schedule up to date, ensuring all Construction Document (CDs) projects stay on track.
- Stay in sync with the big picture-coordinate projects using the Long-Term Schedule created by the Director in weekly meetings.
- Dive into site information, create architectural site plans, when necessary, and review setbacks, easements, and plat plans.
- Review, redline, and refine CDs to ensure they're permit- and production-ready.
- Collaborate with Structural Engineers on projects in design and under construction.
- Coordinate with Surveyors, as needed, to finalize construction document packages.
- Own the permit process-submit applications, drawings, and fees, track progress, and ensure all projects start with the right approvals.
- Double-check that business licenses are current before construction documents are started.
- Stay sharp on codes-ask questions and clarify details.
- Stay ahead of city regulations, handling any requirements that could impact the project.
- Prepare and submit packages to Home Associations, Architectural Review Boards (ARBs), and Board of Zoning Adjustments (BZAs) to keep projects moving forward.
- Represent our clients-attend and present at city council hearings and meetings as needed.
- Hand off permits to the production team and keep everything running smoothly by tracking their status.
- Team up with designers and assigned teammate(s) prior to Kick-Off meetings to gather everything needed for accurate and efficient construction documents.
- Schedule CD kick-off meetings with designers, track permit statuses, and keep an eye on handoff and start dates.
- Sign and seal architectural plans while managing the approval process with local jurisdictions.
- Keep our Construction Document templates fresh and up to date.
- Partner with the Chief Financial Officer and Director of Architecture to review ledgers monthly.
- Be the go-to expert for the field team! Answer questions, provide guidance on revisions, and conduct site visits when needed.
- Stay ahead of the curve with annual training to keep up with local codes and regulations.
- Coordinate and network with HERs raters for IECC compliance and education.
- Ensure projects align with design standards, schedules, productivity goals, and quality expectations.
