What are the responsibilities and job description for the Director of Facility Operations position at Schofield Residence Inc?
The Director of Facility Operations organizes and directs maintenance, housekeeping and laundry departments to assure that the interior and exterior of all Schofield Residence properties are kept in a sanitary, orderly, safe, and comfortable condition for residents, registrants, employees and visitors.
Operate the laundry, housekeeping and maintenance departments to meet, at a minimum, the criteria of local State and Federal codes governing such functions. Coordinating work so as not to interrupt residents/registrant care or normal business functions.
B. Plan work schedules and assign hours and areas of work to insure adequate service in all areas.
C. Establish standards and work procedures for the housekeeping, laundry and maintenance departments in accordance with the established policies of Schofield Residence.
D. Inspect and evaluate the interior and exterior of the buildings and grounds. Schedule and oversee routine painting, repairs, etc., and report to the Associate Administrator any unsafe conditions.
E. Insure the proper training and continuing instruction for all personnel.
F. Conduct departmental meetings on a regular basis.
G. Complete performance evaluations for departmental personnel.
H. Oversee the maintenance of departmental records including, but not limited to, supply inventory, resident inventory, equipment/furnishing inventory, etc.
I. Prepare purchase order requests.
J. Participate in Primary Inservice, fire safety, accident prevention, and other inservices as the need arises.
K. Assist in preparations of an annual budget for assigned departments.
L. Conduct research to improve housekeeping, laundry and maintenance departmental functioning. Investigate and evaluate new supplies, equipment, methods and materials.
M. Oversee inventory of personal belongings and clothing of residents, transfer of residents' belongings within the facility, residents' packing of personal belongings and compiling an inventory of same at time of discharge of resident per family's or responsible party's directions.
N. Direct and supervise the maintenance program for all Schofield Residence properties (e.g. heating and air conditioning systems; plumbing; water, gas, electrical systems; mechanical equipment; oxygen; communication systems; carpentry, painting, plastering, and refinishing; grounds care; maintenance of institutional equipment, etc.) Operate the emergency power generator.
O. Work with housekeeping, laundry and maintenance personnel as duties and time demand.
P. Aware of legal responsibilities and requirements in fulfilling security functions including, but not limited to:
1. Guarantee proper functioning and inspection of fire alarm, sprinkler, smoke detector and extinguisher equipment.
2. Assure that restricted areas are secured.
3. Conduct required fire drills and inservices and work with local fire officials in maintaining a safe environment for the building and grounds.
4. Establish and maintain a working relationship with local police and fire departments.
Q. Supervise work performed by outside contractors.
R. Attend meetings including, but not limited to, Quality Assessment and Assurance.
S. Attend workshops and institutes appropriate to his position and responsibilities.
T. Be on call for all emergencies.
A. Education - Associates Degree in related field is preferred, but applicable vocational training is acceptable.
B. Experience - Minimum if two (2) years supervisory experience in at least two (2) of the three (3) departments.
C. Character - The individual must possess good moral character, patience and compassion for the elderly.
