Project Manager
POSITION SUMMARY
The Construction Project Manager (PM) develops, implements and oversees projects in their entirety, from pre-construction to punch-list. This position is primarily office-based but does require regular site visits so access to and use of a vehicle is necessary. The PM interacts with clients, architects, design professionals and subcontractors and is responsible for ensuring that all aspects of our services are delivered at the highest level.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Oversee construction projects from beginning to end.
- Manage the budget and estimate costs.
- Establish, track and enforce the overall project schedule.
- Track and control construction schedule and associated costs to achieve completion of projects within time and monies allocated.
- Work collaboratively with field personnel on scheduling the work of the trades, managing costs, coordination of the various subcontractors and vendors scopes.
- Procure and award sub-contractor, vendors, material and equipment supplier contracts.
- Issue AIA invoices to clients regularly inclusive of all subcontractor invoices based on work completed.
- Manage, review and approve subcontractor invoices and additional costs/change orders.
- Issue change orders to clients for approval based on requests for additional work above and beyond the project scope.
- Prepare change proposals, negotiate change orders, execute change orders, issue change orders to subcontractors and prepare revisions to the budget accordingly.
- Ensure supplies and equipment are ordered and delivered according to the schedule.
- Ensure project documents and permit documents are kept up to date, organized, and in compliance with local regulations.
- Obtain the appropriate permits and licenses from authorities for the construction site.
- Prepare reports regarding job status.
- Ensure compliance with safety regulations and building codes.
Minimun Qualifications
- BSc/BA in Construction Management, Construction, Building Science, Engineering, Architecture or another related field is an asset.
- 4 years relevant experience.
- Proficiency with construction and project management software programs.
- Knowledge of Microsoft Office suite.
- Excellent interpersonal skills.
- Ability to read and understand blueprints and design/technical drawings.
- Extensive knowledge of construction materials and equipment.
- Demonstrated knowledge of construction, engineering and architecture principles.
- Highly organized and able to plan ahead.
- Ability to budget, schedule, negotiate and control costs.
- Understanding of construction management processes.
- Previous experience in a leadership role and proven leadership skills.
- Ability to communicate coherently in person or via email, phone, etc.
- Proactive in resolving conflict.
- Consistently present at work and punctual.
