Job Title: Maintenance Supervisor

FLSA Status: Non-Exempt
Summary: The primary purpose of your job position is to coordinate the day-to-day operations of the Maintenance Department, up to and including the hands-on completions of necessary repair work, in accordance with current federal, state, and local standards, guidelines and regulations governing our facility, as may be directed by the facility Administrator and to assure that our facility is maintained in a safe and comfortable manner.
Essential Duties & Responsibilities:
- Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of work areas; must perform regular inspections of resident rooms / units for order, safety, and proper performance of equipment
- Must be knowledgeable of maintenance practices and procedures in nursing care facilities
- Must be able to read, write, speak, and understand the English Language
- Must be a supportive team member, contribute to and be an example of teamwork and team concept
- Must possess the ability to make independent decisions, follow instructions, and to accept constructive criticism when circumstances warrant such actions
- Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies / personnel, and the general public
- Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department
- Must possess leadership and supervisory ability and the willingness to work harmoniously with and supervise other personnel
- Must possess the ability to display patience, tact, cheerful disposition and enthusiasm, as well as be willing to handle residents based on whatever maturity level they are currently functioning
- Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing practices
- Must not pose a direct threat to the health or safety of other individuals in the workplace
- Must be able to complete all other tasks as assigned by the Administrator, or designee
Qualifications: Must have, as a minimum, two (2) years of experience in a maintenance department in a health related facility.
Education and / or Experiences: Must possess, as a minimum, a high school diploma or equivalent.
Working Conditions:
- Works in office areas as well as throughout the nursing service area, (drug rooms, nurses’ stations, resident rooms, power rooms, therapy rooms, dietary,etc.)
- Moves intermittently during working hours
- Is subject to frequent interruptions
- Is involved with residents, personnel, visitors, government agencies / personnel, etc., under all conditions and circumstances
- Is subject to hostile and emotionally upset residents, family members, personnel, and visitors
- Communications with the medical staff, nursing personnel, and other department directors
- Works beyond normal duty hours, on weekends and holidays when necessary. On call 24 hours per day, 7 days per week
- May be involved with the community / civic health matters and projects
- Is subject to call back during emergency conditions (severe weather, evacuation, post-disaster, etc.)
- Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as reactions from dust, disinfectants, tobacco smoke, and other air contaminates
- Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS and Hepatitis B viruses
- May be subject to the handling of and exposure to hazardous chemicals
- Maintains a liaison with the residents, their families, support departments, etc. to adequately plan for the resident’s needs
Physical & Sensory Requirements:
- Must be able to move intermittently throughout the workday
- Must be able to speak and write the English Language in an understandable manner
- Must be able to cope with the mental and emotional stress of the position
- Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met
- Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel, and support agencies
- Must meet the general health requirements set forth by the policies of this facility, which include a medical and physical examination
- Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at time hostile people in the facility
- Must be able to push, pull, move and / or lift a minimum of 25 pounds to a minimum height of 5 feet and be able to push, pull, move and / or carry such weight a minimum distance of 50 feet
- May be necessary to assist in the evacuation of residents during emergency situations
