About the Company:
Our client is a Multifamily Owner/Developer, local to the DFW area! They are looking for an experienced Senior Project Manager to oversee the new construction of multiple Podium and Garden-Style Apartment projects! The ideal candidate will have experience working for owner/developers in the past (not only GC experience), and 15 years experience running podium style apartment projects. This candidate will solely be running the project management duties, with no direct reports. This is not a people-development role, but a project focused one.

They need an experienced Project Manager to come on board to run their upcoming projects (four - all in varying stages of buy-out) and hit the ground running.
SENIOR PROJECT MANAGER ROLE
Job Description
- Preconstruction Duties
- Creation of preliminary budgets
- Review design drawings and participate in page turns with consultants
- Develop bid lists and send bid invites
- Manage bid collection, vetting and scoping
- Assist in developing final budgets
- Manage online plan room
- Project Management Duties
- Subcontract negotiation
- Prepare subcontracts, purchase orders, scopes of work, SOVs, and exhibits for approval
- Coordinate execution of subcontracts and purchase orders with project accounting team
- Prepare and maintain project schedules
- Manage submittal and RFI process
- Manage buy out logs
- Prepare change orders for approval
- Coordinate purchase order delivery schedules
- Assist with certificates of occupancy
- Assist with subcontract and purchase order close out
- Quality Control
- Prepare and distribute final punch lists
- Assist accounting with close out process
- Facilitate warranty work requests
Requirements
- Must have significant experience as a full spectrum project manager on podium style apartment projects.
- Ability to perform work accurately, completely, and promptly.
- Good understanding of fundamentals and means and methods of multifamily construction.
- Thorough knowledge of project processes and how each supports the successful completion of a project.
- Knowledge of specific trades and scopes of work.
- Ability to read and understand all project documents.
- Experience managing online plan rooms.
- Excellent working knowledge of Microsoft Project.
- Excellent working knowledge of Microsoft Excel.
- Experience with GC Pay preferred.
- Ability to build relationships and collaborate internally and externally.
- Good written and verbal communication skills.
- Must comply with no tobacco use policy.
- The position is full time, 8am to 5pm, and in office.
