Job Description:
We are seeking a reliable and skilled Maintenance Technician to assist in maintaining the upkeep and appearance of our community. This role is integral in ensuring our property’s buildings, pools, spas, common areas, and parking lots are clean, safe, and well-maintained.
The ideal candidate will be proactive, able to work independently, and dedicated to ensuring our community stays in top condition. You’ll work closely with the Maintenance Supervisor to complete regular maintenance and address issues promptly.
Responsibilities:
- Maintain property cleanliness, including pool and spa vacuuming, chemical level maintenance, and daily cleaning of pool areas.
- Pick up trash throughout the property and empty common area trash cans.
- Ensure curb appeal by maintaining buildings and common areas.
- Perform general maintenance tasks, painting, and repairs in vacant apartments.
- Complete maintenance requests and record work performed.
- Report any issues or safety concerns to the Maintenance Supervisor or Assistant Manager.
- Keep the maintenance shop organized and clean.
- Respond to after-hours emergencies when on call.
- Perform all other duties as assigned.
Qualifications:
- High School diploma or GED preferred.
- Minimum of 2 years of building maintenance and safety experience.
- Basic knowledge of heating and air conditioning systems preferred (6 months to 1 year experience).
- Own basic tools (screwdriver, pliers, hammer, utility knife, cordless drill, etc.).
- Ability to work independently and manage time effectively.
- Strong communication skills and team-oriented attitude.
- Dependable with excellent punctuality.
- A valid driver’s license and reliable transportation may be required depending on specific property needs.
- Ability to work in diverse indoor and outdoor environments, lifting up to 100 lbs when necessary.
On-Call and Emergency Responsibilities:
- Share on-call duties with the maintenance team and respond to service requests in timely order.
- Assist with emergency situations (weather problems, fires, floods, etc.).
Additional Requirements:
- Must be living on-site. (after 90 days trial period)
- Ability to work flexible hours, including weekends and holidays, as needed.
- Regular attendance and punctuality are a must.
Physical Requirements:
- Must be able to lift and move up to 100 pounds on occasion.
- Ability to climb ladders to access high areas.
- Occasionally exposed to fumes, airborne particles, and may need to wear protective equipment like masks and gloves.
