Job Description
Job Summary:
The BIM (Building Information Modeling) Coordinator is responsible for managing and coordinating BIM models and processes for construction projects within a General Contractor setting. The role involves collaborating with project teams, design professionals, and subcontractors to ensure that 3D models are integrated, accurate, and effectively utilized throughout the construction lifecycle. The BIM Coordinator will support the project delivery process by facilitating communication, resolving clashes, and ensuring the models comply with project requirements and industry standards.
This position will work with both Preconstruction and Operation departments to aid in the seamless integration of design, planning, and execution across the project lifecycle. It will also facilitate collaboration, manage digital models, and support communication between the preconstruction and operations teams. They will also be a resource for document creation for the purpose of obtaining building permits when needed on small projects. The BC will support the field operations when questions or issues arise with the point layout of the project.

Key Responsibilities:
- Model Coordination and Integration:
- Coordinate 3D models (architectural, structural, MEP, etc.) between project stakeholders to ensure compatibility and integration.
- Perform clash detection using BIM software (e.g., Autodesk Navisworks) and resolve coordination issues with subcontractors and designers.
- Assist in the development of project-specific BIM execution plans (BEPs) and ensure adherence throughout the project lifecycle.
- Collaboration and Communication:
- Work closely with design teams, project managers, field staff, and subcontractors to ensure effective communication and collaboration regarding BIM models.
- Act as a point of contact for BIM-related inquiries and facilitate BIM meetings and coordination sessions.
- Liaise with the client’s BIM representatives to ensure compliance with their standards and protocols.
- Model Development and Maintenance:
- Manage and update BIM models throughout the project, ensuring they are accurate and reflect the most current project information.
- Oversee the version control and management of model data to avoid conflicts and ensure consistency.
- Ensure that models comply with company standards and industry best practices.
- Clash Detection and Issue Resolution:
- Perform regular clash detection reviews to identify and resolve design conflicts.
- Work with project teams to provide solutions to detected issues and optimize construction sequencing.
- Training and Support:
- Provide training and technical support to internal project teams and subcontractors on BIM-related software and workflows.
- Develop and maintain BIM guidelines, procedures, and best practices for the company.
- Provide training to team members on the use of layout software.
- Support field team members when questions arise on software and use of equipment.
- Develop new BIM team members
- Field Support and Coordination:
- Collaborate with field personnel to ensure that BIM data is utilized for layout, scheduling, and quality control purposes.
- Assist in the integration of BIM data into construction management systems and project scheduling software (e.g., Primavera, MS Project).
- Provide point layouts for use in Trimble Total Stations. Set control points that will be used by all trades for layout of projects. Update and distribute layouts throughout the projects to ensure all teams are working off the same information(be the single source of truth).
- Export location points in direct file formats compatible with robotics total stations, perform QA/QC, and import accurate as-built locations back to the construction model.
- Input project point data into the data collectors for layout by field operations,
- Documentation and Compliance:
- Ensure that all BIM-related documentation (e.g., BEPs, clash detection reports, model logs) is properly maintained and accessible to stakeholders.
- Ensure compliance with BIM standards, including those specified in the contract, and any relevant industry regulations.
- Use scanning equipment to capture existing condition, status of construction and as-built locations for project documentation and construction documents.
- Maintain records on the total station equipment for calibration.
- Responsible for checkout and check-in of equipment for projects when not assigned to a specific project superintendent.
Qualifications:
- Bachelor’s degree in Architecture, Engineering, Construction Management, or a related field.
- Minimum of 5 years of experience with AutoCAD, Revit or combination of both.
- Proficiency in BIM software, including Autodesk Revit, Navisworks, AutoCAD, and BIM 360.
- Strong knowledge of construction processes, project coordination, and MEP systems.
- Familiarity with construction project management tools and processes.
- Excellent communication, problem-solving, and organizational skills.
- Ability to work collaboratively in a team environment and lead coordination meetings.
- Knowledge of following software: Word, Excel, Bluebeam, Power Point, Teams, Zoom, 3D Studio Max, Procore, Fusion 360.
- Familiarity with building codes and ability to find answers to questions as they arise.
