Job descriptions:
The Construction Manager/Site Superintendent is responsible for overseeing and managing the operation and maintenance of equipment at a facility. This role requires a strong technical background and experience in supervising maintenance teams.
The Construction Manager/Site Superintendent is responsible for overseeing and managing the operation and maintenance of equipment at a facility. This role requires a strong technical background and experience in supervising maintenance teams.
Key Responsibilities:
- Oversee and participate in ground up construction and renovation projects.
- Coordinate with architects, engineers, subcontractors, and clients to ensure project alignment and timely completion.
Conduct site visits, monitor progress, and identify and resolve potential issues - Thorough understanding of building codes and regulations, ASHRAE standards, NFPA codes (fire protection), IBC (International Building Code)
- Experience with construction materials and methods, Pipefitting, welding, insulation, Sheet metal fabrication
- Perform preventative and corrective maintenance on a variety of building systems, including HVAC, plumbing, electrical, fire suppression, and building automation systems.
- Conduct regular inspections of building systems and equipment to identify potential issues and ensure compliance with safety regulations.
- Strong knowledge of electrical systems related to mechanical equipment, Motor controls, Electrical panels, Wiring diagrams
- Maintenance Planning: Develop and implement maintenance schedules and procedures.
- Energy Management: Implement strategies to optimize energy efficiency and reduce operating costs.
- Emergency Response: Develop and implement emergency procedures for handling equipment failures or other critical events.
- Safety Management: Ensure compliance with safety regulations and implement safety training programs.
- Troubleshooting: Diagnose and repair equipment malfunctions.
- Compliance: Ensure compliance with all applicable regulations and safety standards.
- Reporting: Prepare and submit reports on equipment performance and maintenance activities.
Requirements:
- Experience: Minimum of 5 years of recent experience in directing operation and maintenance of equipment in a supervisory capacity.
- Certified Construction Manager (CCM)
- Technical Knowledge: Strong understanding of building systems, HVAC equipment, and related technologies.
- Certifications: Required to have a New York City Refrigeration and / or Air Conditioning Operators License and a Universal Refrigerant Certification as per 40 CFR 82 subpart F.
- Leadership: Ability to lead and manage a team of maintenance professionals.
- Problem-Solving: Strong problem-solving and troubleshooting skills.
