SDK is seeking a full-time Property Manager (PM) to oversee operations across five properties with 443 units and a small portfolio of commercial properties, and lead the property teams to achieve financial and operational goals while ensuring compliance with multifamily housing regulations.
The ideal incumbent will have a proven track record in inspiring teams to excel and fostering a strong sense of community among residents. Embracing the SDK philosophy, the PM will thoughtfully cultivate an engaged team dedicated to providing the best possible experience for residents, treating them with understanding and respect, ensuring comfort in their homes.
This is an onsite position based in Hackensack, NJ, requiring regular travel between the assigned properties.
About the Position
As our property manager, you will…
- Model behavior that is aligned with SDK values when interacting with anyone associated with SDK.
- Ensure resident satisfaction and retention by focusing on solutions and providing only the best possible experience through timely and thoughtful responses to inquiries, complaints or work order requests.
- Hire, train, lead and develop team members to understand and meet position expectations and established procedures and standards.
- Ensure the properties meet SDK property standards as it relates to safety, aesthetics, cleanliness and general appearance in all common areas, exterior grounds, mechanical rooms, offices, etc.
- Provide input into the development of the properties’ budgets by monitoring current and trending market information, forecasting potential capital projects, and assessing historical performance and projecting future performance.
- Have financial oversight of the properties by meeting targeted revenues, establish market-relevant rent rates, ensure rents and fees are collected and posted in a timely manner, and make financial bank deposits.
- Controlling expenditures by identifying efficient and cost-effective processes and limiting unnecessary spending.
- Prepare status and financial reports as needed.
- Adhere to operational procedures and accounting policies as it relates to invoice payments, reconciling work performed or products purchased, and coding charges to appropriate Chart of Account codes, and serving as the liaison between accounting and vendors, contractors and service providers.
- Manage and build relationships with vendors, contractors and service providers and ensure they are meeting contractual obligations.
- Ensure properties are following all regulations related to multifamily housing, meet building code requirements, follow inspection procedures, resolve violation matters, and possess valid certificates of insurance for all third-party onsite work.
- Oversee the leasing process by approving prospective resident applications and discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, following through with the eviction process when needed, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.
- Gather, analyze, and interpret current market and economic trends that may impact the properties and implement short- and long-range marketing and leasing strategies to achieve the properties’ occupancy and revenue goals.
About Your Professional Background & Skills
- 4-year undergraduate degree is strongly preferred.
- 10 years of progressively responsible experience within property management and leasing with a minimum of 3 years of direct management experience managing 300 units in the NJ market.
- Thorough knowledge of industry best practices and laws and regulations such as Landlord/Tenant laws, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, etc.
- Demonstrated understanding of financial statements and budgeting.
- Strong history of leading successful property teams including leasing and maintenance resulting in high resident retention and satisfaction.
- Exceptional judgment, interpersonal, problem solving and analytical skills.
- Exceptional written and verbal communication skills; adept in communicating with senior management and residents.
- Proficiency in RealPage, MS Office Suite, and related technologies.
- Must be able to work with any employer in the US without any restrictions whatsoever.

The annualized gross base range for this position is $80,000 – 85,000 plus bonus eligibility. The actual compensation will be based on factors unique to the candidate, including direct years of experience and depth of knowledge.
